Study On Quality Management Optimization Of The Second Stage Project Of Shanghu Yuyuan

The quality of property program is closely related with immediate interest of people.Against the background that Chinese economy shifts from rapid growth to high-quality development in the new epoch,the yearning for wonderful life makes people's requirements to the quality of property program increase constantly.At present,the competence in property industry is becoming more and more fierce.Developer,design institute and construction organization take the quality for survival as the goal.As a result,survival of the fittest becomes the trend.Conducting program quality management helps the property company increase program quality,form quality brand and enhance the comprehensive competence of enterprise to take favorable position in fierce market competition.Based on the goal of promoting the quality of property program,taking the example of Shanghu Yuyuan of the second phase,this paper applies literature review,case study and quantitative and qualitative method to comprehensively discuss the problem of program quality management in Shanghu Yuyuan of the second phase.Firstly,applying the method of literature review,this paper is to have a deepening analysis to the connotation and feature of quality,principal and method of comprehensive quality management in constructional engineering program.At the same time,it analyzes the factors affecting the quality of engineering program to make the theoretic base for this paper.Then,applying the method of case study,the paper comprehensively analyzes the organization system of program quality management and quality management process.It finds out problems in the process of design,biding,construction and acceptance and concludes the reasons such as incomplete organization structure of quality management,low quality of the whole personnel,awareness' s lack of quality management and inaccuracy of management standardization.Considering these,applying the quantitative and qualitative method,with the assistance of comprehensive quality management theory,this paper clarifies the goal,principal and thought of program quality management,designs quality management plans in the four phase of design,biding,construction and acceptance and puts forward three insurance measures to technique,safety and public relationship.At last,this paper comprehensively elaborates the optimizing effect of program quality management and makes reviews to it using analytic hierarchy process and fuzzy evaluation method.Withreviews,it is concluded that the quality management effect in Shanghu Yuyuan of the second phase is better but it still can be better to make preparation for the program of the third phase in the future.Through the research of this paper,it has a deepening analysis and conclusion to the problems of quality management during the implementation process of Shanghu Yuyuan of the second phase.The new theory of program management and quality management,new method and new technology are introduced in it to improve and upgrade the quality management method in Shanghu Yuyuan of the second phase with constant research and practice.
