With the arrival of the stock planning era,stock housing has become an important city proposition.Old buildings have been steadily increasing in number of buildings,living conditions have deteriorated,and the problem of dirty and messy has been serious,which has spawned a series of social problems.At present,all the projects in the old community have been upgraded and rebuilt.Guangzhou has started the three-old renovation and urban renewal work earlier.It has taken the lead in the transformation and exploration of the old community and accumulated a lot of practical experience.This study combines organic renewal theory,community governance theory,public choice theory,etc.,and makes full use of literature research methods,field investigation methods,questionnaire survey methods and comprehensive analysis methods to study the current situation of old communities and the status quo of old community renovation.And the reasons for the detailed analysis of the definition,mutual relationship,cooperation mode,demand appeal and interest game of the government,market,and residents' ternary subjects,using the "strategy proposal + practice feedback" approach,the specific details of the ternary body jointly created Strategy and practice verification.The first part of the main body of this paper is the status quo study,analyzing the renewal process of the old community at home and abroad,especially in Guangzhou,sorting out the laws and regulations of our country and the old community policies in various places,and selecting the representative communities in Guangzhou to conduct the current situation research.According to the research results,the old research results are old.The characteristics of the community are summarized.The second part is the problem research,summed up the ternary subjects in the old community transformation and their mutual relations.It points out that the government of Guangzhou old community reform is inadequate,the market is difficult to intervene,the residents participate in the dilemma,and analyze the ternary subject demand and Internal and external interests game.The last two parts are strategic research.The third part combines the governance level and the technical level to propose a strategy jointly created by theternary subjects.It analyzes and summarizes the three dimensions of government leadership,public participation,and activation of the market,and provides the concept of transformation and principles.And guidelines for planning methods.The fourth part explores the “co-creation” strategy.In the aspect of government leadership,it explores the multi-participation workshop model.In terms of public participation,it determines the transformation content according to the wishes of the residents,and quantifies and analyzes the micro-reconstruction partial demolition project in the activation of the market.Intervene in the market capital to verify the effectiveness and feasibility of the strategy.The government,residents,and market ternary entities play an inequitable role in community transformation,but they can collaborate and play through interactive communication.The government leads the way,pays attention to residents' participation,activates market mechanisms,and ultimately establishes a common creation based on overall interests.Relationships to achieve a win-win situation.The author takes Guangzhou as an example to explore the transformation strategy,with a view to further promoting it to major cities across the country and exploring the road to renovation and renovation of old communities with Chinese characteristics.
