| Prefabricated building is the most typical building model in the development of architectural industrialization. With the advantages of high quality, low pollution, short construction period and high degree of industrialization,it develops rapidly all over the world.Although the prefabricated building was proposed earlier in China,it is still in the primary stage compared with Japan, the United States and other developed countries. In order to promote the development of prefabricated buildings,it is necessary to break the traditional management mode, upgrade and reform it in order to explore the management mode suitable for the mode of prefabricated construction. At present, the management of prefabricated buildings in China is still in accordance with the traditional management mode, which seriously restricts the development of building industrialization.Risk management is an important part of project management, including risk identification, risk analysis, risk assessment and risk response. These four activities influence each other and form a closed cycle process. In the process of project implementation, many uncertain factors will affect the cost, schedule, quality and other performance of the project.Aiming at the industrialization characteristics of prefabricated buildings, this paper proposes a risk management method suitable for its construction characteristics. On the basis of whole life cycle theory, the prefabricated construction is divided into five stages: planning and design, component production, storage and transportation,on-site installation, and operation maintenance and demolition.Through literature analysis and expert interviews, risk factors in these five stages are identified by combining the advantages of information technology, and a literature identification list of risk factors in prefabricated buildings is constructed.Based on entropy method and fuzzy comprehensive evaluation method, the risk assessment model of prefabricated building is established.Compared with AHP,the index weight determined by entropy weight method is more objective.According to the risk characteristics of prefabricated buildings in each stage, this paper analyzes the role of information technology in the risk management, and establishes the risk management system BIM+ with BIM technology as the intermediate platform, aiming at promoting the development of prefabricated buildings. The prefabricated project of complex building in a city center is selected for analysis, and the risk factor list of the five stages of the project is constructed.Based on the above risk assessment model, the risk of each stage is evaluated. The results show that the risk assessment results of the stages of project planning and design, storage and transportation, operation maintenance and demolition are medium, while the other two stages are relatively high. And based on the evaluation results, some suggestions are put forward to deal with the relevant risks. After analyzing the role of BIM+ system in the risk management of prefabricated buildings at all stages,it is applied to the project of a complex building in a city center. The verification shows that BIM+ system plays a significant role in the risk management of prefabricated buildings. |
