The 19 th National Congress of the Communist Party of China pointed out that “the principal contradiction facing Chinese society in the new era is that between unbalanced and inadequate development and the people's ever-growing needs for a better life”.As urbanization moves from rapid growth to stable development,China's urban planning guiding ideology begins to shift from incremental planning to stock planning,in which era the higher demand of citizens for the living environment and the strict restrictions on land quotas have formed sharp contradictions.Due to the limitations of the economy and productivity level,the settlements built in the 1980 s and 1990 s have gradually become old communities today,which is 40 years later after the Reform and Opening-up.The aging infrastructure,the unrepaired buildings,the horrible parking conditions,the poor community environment,and the lack of high quality property management have been the general problems faced in old communities,which makes the community difficult to meet the daily needs of residents' modern life,and it is urgent to update the residential space of these old communities.However,the renovation of old residential areas has long faced a situation of lack of special funding sources,the lack of funds and the residents' demand for a better living environment have become the main contradiction in the renewal of old residential communities.Therefore,the renewal of the old communities under limited resources will inevitably be a common problem that the future cities will face.Residential satisfaction reflects the gap between the actual living environment of residents and their expected living environment.This study aims to effectively improve the satisfaction of residents,and discusses the principles and strategies for the renewal of old communities under limited resources.This paper conducts a survey of the residential satisfactory on the three well-off demonstration communities in Harbin City,and based on the analysis result of priority of the renewal characters,four levels of strategies are proposed: improving the traffic condition,improving the property management quality,repairing the residential buildings and constructing the outdoor environments.The purpose and focus of this study is to propose the strategies and principles for the updating of old communities based on the residents' satisfaction.Firstly,the purpose and research topic are cleared,and the related concepts are analyzed.Secondly,the relevant theories and methods of public participation and urban design in community renewal are summarized,and the environmental psychology foundation that forms the residential satisfaction together with its main research methods are reviewed.Thirdly,survey on residential satisfaction of residents from three well-off demonstration communities in Harbin city is conducted,and community's influential characters of residential satisfaction are discussed;common factors are extracted by the factor analysis method,and the priority in community renewal is obtained with the three-factor method.Finally,the principle of public participation,updating priority,and diversity are proposed,and based on the analyzed priority result,the strategies in updating the old community is proposed.
