As a memory of the gorgeous past,historical buildings represent cities' heritage sprit and lifestyle.They could coordinate the conflict between old and new faces.The current researches on historical buildings focus on reservation method and usage changing.Present practices in China are leading by three parties,and each of them has its pros and cons: The first and most influent part is scholars and volunteers;they deeply research on the culture heritage of individuals,but ignore common problems of those buildings as an entirety.The second party is government,they fall in the fixed procedures of copy and paste architecture signal on everywhere,covering up the local characters.Furthermore,limited budget restricts government to rebuild the unique part that represented historical life.The last party is companies,which is the least but efficient one on historical buildings research and practice.To solve the above problems,this paper proposes to explore the protection and renovation of buildings in the area of "Historical feature area" from the perspective of project management.Based on the project scope management and quality management theory,the author hopes to analyze the medium-scale development projects of the historical feature area,establish quantified protection and update scheme template,realize scientific management of architectural renovation of Historical feature area,and promote multi-dimensional balance between regional protection and urban renewal.First of all,based on Work breakdown structure(WBS)method,the parts of the transformation project of the feature area were decomposed to clarify the scope of this study.Secondly,by using Causal analysis,the factors affecting the reconstruction of Historical feature areas and the causes of past practice failures are analyzed,and the six major factors affecting the reconstruction,including "Protection principle,Reconstruction strategy,Transformation path,Transformation method,Capital operation and Post-reconstruction evaluation",are analyzed in depth and Suggestions for optimization are proposed.At the same time,multidimensional analysis is carried out on the transformation mode of feature area,and the selection and matching model is established.Thirdly,according to the data obtained from the expert interview and questionnaire survey,the influence degree of the above six dimensions was calculated quantitatively by using the Analytic hierarchy process,the weight of each element and the order of importance were obtained,the reconstruction scheme process was established,and the preliminary optimization Suggestions were given.Finally,in order to verify the rationality of the above renovation plan and response strategy,this study selected projects such as Nanjing Jiaofuxiang G95 and verified them one by one according to the program process.Based on the practical results,the protection and update optimization strategy of buildings in Historical feature areas was proposed to achieve the sustainability and continuous improvement of this study.In general,the countermeasures for the protection and renovation of buildings in historical feature areas include: 1)Early stage of the project: fully explore the regional,historical,cultural and architectural values from the perspective of the objects of protection;2)In the process of project practice,the key elements of a specific project are matched according to the reconstruction analysis framework;3)Based on the importance of each factor,the reconstruction scheme template is used to deduce the implementation plan to solve the reconstruction contradiction economically and reasonably,and to achieve the expected protection goal;4)about one year after the operation of the project: evaluate after the implementation and feedback the operation effect after the reconstruction to the reconstruction path to optimize and adjust the follow-up project practice.It is a new attempt to analyze the protection and renovation of buildings in the area of "Historical feature area" based on the theory of project scope management and quality management.It is also a new application of the above project management methods to establish the reconstruction scheme process to guide the specific project practice through the analysis and calculation of the influencing factors of transformation.The research results of this paper can provide experience for similar urban renewal projects and better help similar practices to achieve the goal of promoting harmonious and healthy urban development.
