| Since 2000,the annual completion area of the real estate industry in China has been growing rapidly.At the same time,quality problems have also been reported in the newspapers from time to time.The real estate industry is the pillar industry of the national economy,and the upstream and downstream industries are closely linked.The quality of housing construction is closely related to the people’s daily life,which is of great significance to social stability.For this reason,the relevant national construction authorities have issued a number of real estate construction quality standards and norms,strengthened the supervision of the quality of construction projects,and improved the level of quality control of construction projects.On the basis of referring to the advanced experience of real estate project quality control at home and abroad,this paper expounds the theory of total quality management,dynamic quality management and quality control system,combining with the theoretical content of quality planning,quality control,quality assurance and quality improvement in quality control,as well as the stakeholder theory,enterprise culture and team formation theory in organization and coordination.In the process of quality control,a project quality control team should be set up according to the characteristics of the project,based on the relevant national laws,regulations and commission contracts,coordinate the unified objectives of all stakeholders,and use scientific quality control methods to control product quality.Combining with the quality control and coordination content of the real estate development project in each stage,it is considered that the coordination work should be paid attention to in the project implementation stage,and the quality,schedule and safety construction of the project should be arranged as a whole.Pay attention to the different needs of different participating units,and use effective coordination means to solve the problem.In the aspect of prior control,the design documents of construction drawings should be designed strictly in accordance with the relevant national and local regulations,and the approval procedures of design documents should be improved,and the internal and external auditing system of design drawingsshould be strengthened.In the process of project implementation,the construction units should be selected through bidding measures,not only the quality factors such as people,machines,materials,methods and rings of construction units should be controlled.We should also comprehensively control the quality factors of other participating units.Construction units should earnestly study the effective measures and advanced experience of domestic real estate benchmarking enterprises in quality culture,team building,management system,technical standards and other aspects of quality control.On this basis,combined with the case of A real estate development project,through the use of scientific methods to control the quality: strengthening the construction of management system in the process of project implementation,strengthening the use of communication and coordination methods;paying attention to the role of organizations in management,strengthening the management of interpersonal relationships;strengthening the construction of enterprise quality culture and establishing quality control system;quality control in the process of implementation The project has won the honorary titles of "Structural Cup" and "Safe and Civilized Construction Site".Through the research of this topic,we hope to provide reference for quality control and coordination of other projects. |
