Research On Cost Control Of Real Estate Projects Of Zhongtie Yidu Hangzhou

With the further deepening of China’s reform and opening up,market economy has replaced planned economy in an all-round way,and developing market economy with Chinese socialist characteristics has become the main force of our economic development.With the in-depth development of market economy,the competition among enterprises has become increasingly fierce,and the competition of cost control ability of enterprises has become the initiative of enterprise development.Real estate development enterprises have a lot of room for improvement in cost control due to the influence of factors such as wide industry,deep specialty and management level.With the further deepening of China’s reform and opening up,market economy has replaced planned economy in an all-round way,and developing market economy with Chinese socialist characteristics has become the main force of China’s economic development.With the in-depth development of market economy,the competition among enterprises has become increasingly fierce,and the competition of cost control ability of enterprises has become the initiative of enterprise development.Real estate development enterprises have a lot of room for improvement in cost control due to the influence of many factors,such as wide industry,deep specialty,management level and so on.Most of China’s real estate development enterprises,especially state-owned real estate enterprises,have problems such as imperfect management system,inappropriate management measures and unscientific management methods,which seriously affect the competitiveness and development space of enterprises.This paper takes the project of Zhongtie Yidu as the research object,summarizes the problems existing in the process of project development through the research on the cost control of the first phase of the project,puts forward the measures of project cost control based on the cost management theory and cost control method,and applies the research results to the cost management of the second phase of the project development,and explores a scientific,reasonable and effective cost control management system.Department.Based on theoretical analysis,case study and technical comparison,this paper takes the project of Zhongtie Yidu as the research object,analyses the problems existing in the process of cost control management of real estate development projects,and explores the measures and methods of project cost control.Firstly,on the basis of the analysis of the current research situation at home and abroad,this paper provides the theoretical basis and necessity for the study of cost control management of real estate development;combining with the characteristics of real estate development projects,it studies and analyses the cost management theory,and compares various cost control measures.Secondly,in the process of case study,taking ZhongtieYidu Project as the research object,this paper analyzed and summarized the current situation and existing problems of cost control management in the first phase of the project,and analyzed the influencing factors of project cost control combined with cost management theory.Then,on the basis of theoretical analysis and case study,this paper puts forward cost control measures for real estate development projects in combination with the actual situation of real estate development projects,and uses these measures to guide cost control management in the second phase development process of Zhongtie Yidu Project,and analyzes the effect of cost control.Finally,on the basis of theoretical research and case analysis framework,the corresponding cost management system is constructed,and a new cost management framework is established,which will be promoted to similar projects in the industry.There are many problems in the cost management of the first phase of Zhongtie Yidu Project.Cost control is very difficult and the development of enterprises is limited.Cost control is the prerequisite for the smooth development,efficient promotion and profit-making of the second phase of the project.It is also the difficulty and focus of cost management of similar enterprises.Through the application of the research results of cost control management in the first phase of the project,the second phase of the project achieves gratifying results in cost control,quality improvement,product premium and benefit growth.Therefore,this study has a strong reference significance for the development of real estate projects and the development of peer enterprises.
