The costs and prices of real estate projects have a relatively strong domain characteristics.In the current economic situation,the real estate industry has been inseparable from the national economic pillar industry in the past to the supply exceeding the demand,which has been inseparable from the people’s living standard.People in the real estate market downturn in the state,most choose to wait and see,and the existence of profiteering in real estate projects are questioned at the same time,and will be hoping that the real estate will be dark.With the rapid development of the market economy,the real estate industry from the turbulent to the current increasingly standardized,the competitive environment also from the water to the waves,all signs indicate that it is time to test the real estate company project decision-making and planning.How to survive and how to seek development is only an important issue in the view of the masses.In the same environment of real estate project development,controlling the project development cost and improving the investment return of the company’s operation is the goal that many real estate companies want to achieve,which has a great concern and difficulty in the industry at the same time.The importance of cost control is well known,but only a few can really do a good job to do.It is understood that the vast majority of real estate companies,the development of real estate development projects cost control is still very incomplete,the lack of effective management ideas and management tools.Therefore,it is necessary to analyze the cost structure of real estate development projects and explore the cost control of each link in the development process to find the way of survival of real estate companies at this stage.Taking N real estate company as an example,this paper deeply discusses the basic theory of cost control of property project development from the enterprise perspective,explains in detail the definition of project cost management work,and systematically analyzes the situation of the enterprise,the internal structure of the enterprise and the cost management work carried out in the construction project,in order to provide a reliable basis for the development work of the property project.Through the analysis of the N real estate project,it was found that there were some problems in the decision-making,design,construction and marketing stages,such as the project land acquisition and positioning stages being too blind,insufficient market research and judgement,unsound cost control regulations,departmental preparation structure is unreasonable,lack of participation in planning and design,lack of rigorous project design indicators and poor project design timelines;poor quality of bidding work,lack of rigour in engineering visas,project cost control is not strong enough,development progress is neglected;sales cost is out of monitoring,inappropriate choice of advertising channels,poor quality of sales staff demonstration area construction over standard,etc.Finally,the corresponding effective countermeasures to solve the cost control problems were proposed,in which the decision making stage does a good job of decision making process as well as market survey work and accurate positioning work;the design stage strengthens economic and technical analysis,implements restricted amount design and vigorously applies standardized design;the construction stage improves the system and strict implementation,establishes correct cost control awareness and improves cost information system testing;the marketing stage strengthens assessment,does a good job of marketing planning,reasonable control of marketing,etc.This article analyzes the methods of cost control in real estate project development,as well as the development perspective of how to apply full cost control to real estate projects.It comprehensively and effectively controls the main stages of cost generation in development projects,fundamentally finding the most direct method of cost control,and thus achieving the strategic goal of improving and reducing company costs.
