With the rapid development of China undefined economy,a large number of people have poured into the first and second tier cities,and the sharp increase in housing pressure has pushed up the housing price.At the same time,the inventory pressure in the third and fourth tier cities has shown an obvious upward trend,based on the convening of the 19th CPC National Congress.In the work report of the government,the CPC Central Committee emphasized the need to highlight the residential attribute of housing,and the relevant policies have also achieved remarkable results.Its main performance is that the area for sale of housing in the country decreased from 690 million to 518 million yuan at the end of 2016.But at present,the whole country is still in the situation of high housing prices,so the reasons for the formation of housing market prices at the present stage and the factors affecting housing prices,as well as how to return to its original housing attributes.This is the main discussion and research content.The real estate industry is an industry supported by population mobility,in order to reduce the housing price of the first and second tier cities,we must increase the population attraction of the third and fourth tier cities.Measures to enhance the attractiveness of the population could take the addition of satellite cities and,more recently,the radiation-driven role of large cities,and,on the other hand,enhance the stability of housing prices by decentralizing home purchases.In order to achieve the purpose of stabilizing the confidence of buyers.The main purpose of this paper is to study the impact of public facilities on housing prices.The commercial and commercial center,medical facilities,parks,schools,public transport and other public facilities resources around the community have become the focus of research by researchers at home and abroad.Foreign scholars mainly take the impact of individual public facilities as the main research focus to study its impact on housing prices,lack of systematic research.But domestic scholars generally focus on qualitative research,lack of quantitative empirical analysis,therefore,this study is mainly aimed at housing characteristic price model and qualitative,quantitative research.In order to provide an effective reference for the evaluation of the value of public facilities,a systematic study of the supporting public facilities with residential attributes is carried out in order to analyze the results of its impact on the price of housing,and so as to provide an effective reference for the value evaluation of public facilities.It can also provide a reference for promoting the government to formulate urban development policies,at the same time provide a basis for decision-making for developer land development,and play a guiding role for consumers to buy housing.This article mainly carries on the elaboration from three aspects:first,this article has carried on the elaboration to the public matching theory concept,then has carried on the establishment according to the characteristic price model.It not only involves the relevant theoretical basis and the effective application in the research process of urban housing price,but also includes the function expression form and the test of characteristic price model.Secondly,the specific research contents and research objects are confirmed.According to the characteristic price model,the factors affecting housing price are analyzed and studied,and the current housing price is chosen as dependent variable.The distance between the community and the trade center is regarded as independent variable,and the index system of dependent variable is set up.Thirdly,the urban housing price of the characteristic price model is selected as a data sample,and the influence of urban public facilities distribution on housing price is empirically analyzed,so as to obtain the expression and correlation coefficient of the characteristic price.Therefore,the internal relationship between urban housing price and the distribution of public facilities on housing price is obtained,and the effects of seven characteristic variables are compared and analyzed,and the final conclusion is summarized.
