Since 1998,China has been carrying out real estate reform for 30 years.During this period,the real estate industry has changed a lot,from the beginning when it only provided basic housing demands for the common people,to the present when it has formed a large-scale pillar industry chain.The development of real estate is growing like mushrooms spring up after rain."House price is high","house price is hot" also become the hot topic of people's Congress meeting in recent years.With the increasing improvement of people's living conditions,residents have higher and higher requirements for improved housing.In addition to meeting the "rigid demands" of housing,more people begin to pay attention to the surrounding ecological environment of real estate housing as well as other factors such as the degree of convenience.And this series of related factors will become important indicators of the real estate prices.Therefore,for the smooth implementation of the National Macroeconomic Regulation and control policy and the stability of the real estate market,the study of the formation of real estate housing prices and related factors is of great practical significance.The construction of ecological civilization was first mentioned at the 17 th National Congress of the Communist Party of China,and then it was written into the Party Constitution and became part of the report of the 19 th National Congress of the Communist Party of China.A series of new ideas,new goals,new requirements and new plans have been put forward for the construction of ecological civilization.It is the first time that Beautiful China has been taken as an important target in building a great modern socialist country.Under the banner of ecological priority and environment protection priority,it is significant to study the impact of ecological environment restoration on real estate housing price.This paper expounds the impact of ecological environment restoration on the price of urban real estate housing from the perspective of Urban Ecological Environment Governance.Before the writing of this paper,a large number of relevant literature was consulted and effective analysis was carried out using standard methods.This paper analyzes the main characteristics and meanings of real estate housing price,land price mechanism,as well as the origin,connotation and theoretical development of Hedonic Price Method model,and obtains the influencing factors of real estate housing price.In the whole process of demonstration,qualitative and quantitative analysis methods are used to describe the law and influencing factors of eco-environmental restoration on urban real estate housing price.Taking the Bishan Ludao new district in Chongqing as an example,this paper calculates the change law and relationship between eco-environmental restoration and urban real estate housing price,through field investigation and data analysis.Finally,the conclusion of the impact of eco-environmental restoration on the price of urban real estate housing is verified.Based on the results of model regression analysis,this paper shows that the ecological environment has a significant impact on the price of housing: first,by applying control variables,when other factors are the same or under similar circumstances,the closer the residence is from parks,large green space and other ecological landscape,the higher the price of housing.Second,the results show that the price elasticity coefficient of Fengxianghu Children's Park is-0.038,that is,the price of the house will decrease 3.73 percent with the distance from the Children's Park to the residential district increasing by one unit.The distance influence has a certain range of limits,that is within 1.8 km range,the impact is effective.Beyond this range,the ecological landscape distance's influence on residential prices will be very small and therefore could be neglected.
