With the continuous development of the society,parents pay more and more attention to the education of their children.It has become the consensus of parents to get high-quality educational resources in the compulsory education stage.At present,there is a problem of unbalanced allocation of compulsory education resources in Shenyang.The differences between different schools are very large.With the implementation of the nearest admission policy,the housing in the high-quality primary and secondary school districts is highly sought after,and the educational demand drives the high-quality primary and secondary school districts.Housing prices continue to rise,and the impact of compulsory education resources on housing prices is increasingly evident.Based on the research of related literatures at home and abroad and relevant theories,this paper analyzes the current situation of compulsory education and residential market in Shenyang,and finds out the problems.Based on the actual situation of Shenyang City,16 residential characteristic variables were selected from four aspects:education characteristics,location characteristics,neighborhood features and architectural features.The actual value assignment method and the hierarchical assignment method were used to quantify the residential characteristic variables,then construct Shenyang residential characteristic price model.The five central urban areas of Shenyang City were selected as the research scope,and 1,000 housing houses of 168 residential districts in different primary and secondary school districts were collected as samples,and 60 primary schools and 41 middle schools corresponding to the sample houses were divided into three grades.Using the constructed Shenyang residential characteristic price model to calculate the overall impact of Shenyang’s compulsory education resources on housing prices,and analyze the impact of compulsory education resources on housing prices.On this basis,according to the market segmentation theory,the residential samples are split according to the administrative division and area,and the characteristic price models of the houses in each area and each area are solved separately,and analyze the the impact of the price of compulsory education resources corresponding to different types of houses.The research results show that the compulsory education resources in Shenyang can affect the price of housing,and the impact of educational resources on different types of housing is very different and shows certain rules.Based on the above research results,in response to the problems of Shenyang compulsory education and the housing market,the government,real estate development enterprises,and buyers are proposed to promote the balanced allocation of compulsory education resources and the healthy development of the residential market.
