The Study Of The Impact Of Shenyang Metro Line 9 To Commercial Housing Price

With the continuous progress of urbanization in China,a large number of rural popula-tion poured into cities,transport network is facing increasingly serious pressure.As a com-mon mode of transportation,Metro have characteristic of high speed,good safety,low pollu-tion and large traffic volume.It is becoming method used by many travellers.Meanwhile,Metro can alleviate traffic pressure and change the spatial structure of the area along the line.Therefore,it is significant that the impact of subway construction should be useful to govern-ment to establish benchmark land prices,real estate agency to invest residence,and home buyers to make decision.Firstly,based on reading domestic and foreign literature and summarizing previous re-search,this paper introduces location theory,rent theory and corridor effect theory to research on quantitative analysis of the impact of Metro Line 9 construction on housing prices along the line.Then,the paper combines with the actual investigation of Shenyang current status of the real estate and Shenyang metro traffic current status and analyzes the mechanism of Metro 9 Line construction on housing prices along the line.Secondly,the quantitative analysis method of the impact of metro construction on hous-ing prices is systematically sorted out.By comparing Hedonic Price Method(Hedonic),Traf-fic Cost Model(TCM)and Linear Expenditure System Hedonic Method(LESHM),this paper innovatively adopts TCM of residents'travel preference,which evaluate the impact of Shen-yang Metro Line 9 construction on housing prices along the line.Thirdly,the paper has theory of reachability of time-cost to analyze the impact scope of metro construction on housing prices along the line.Meanwhile,collecting a large number of housing price data along Shenyang Metro Line 9,The TCM has been used to the impact of Shenyang Metro 9 Line.Finally,the paper show that the impact of Shenyang Metro Line 9 form 0km-2km.more-over,the prices of residential along the line have increased on 620-1100 yuan based on the original price.Some deficiencies have been proposed.
