Under the global trend of increasing energy consumption,no matter developed or developing countries, the proportion of building energy consumption in the total energy consumption of society still ranks first in other aspects. With the improvement of people’s living standard and living standard,as well as the vigorous development of the construction industry, especially the development of residential buildings, residential building energy consumption accounts for an increasing proportion of the total building energy consumption. With the continuous progress of China’s economy and urbanization, the construction industry is also developing on a large scale, and the scale and efficiency of housing construction are constantly improving, resulting in the continuous growth of the existing building stock.Under this general trend,China has put forward a series of relevant laws, regulations and action plans in response to the ever-increasing existing building stock. However, with the vigorous development of the existing building reconstruction work in China,a large amount of data is stored in the process of existing building reconstruction, and the subsequent reconstruction work greatly increases the data demand for the early reconstruction work. For existing buildings is not reasonable and effective integration, data information modification of lack of basic information, combined with the different areas, different s transform differences in standards, this paper first to domestic existing buildings renovation related standards and regulations of the research, and with typical cities in shenyang as a cold, cold, field survey analysis, understand the complete and renovation for existing residential buildings in the situation, understanding is the user’s subjective feeling and satisfaction situation, summarizes the methods combing the current reform and the actual effect, found that there are still problems, and puts forward the corresponding reform scheme.Second,is obtained by combining with the research of existing residential buildings, along with the Building energy efficiency standards of different s,different climate area, application of Building Information Modeling software BIM(Building Information Modeling)set up the cold, cold, five climate zones on behalf of the city(at mohe, dunhua, shenyang, dalian,Beijing)of the three stages of energy saving(1986s,1995s,2010s)of the model of the existing buildings. The completed model should not only conform to the standards of the corresponding era,but also break away from the actual situation of the corresponding climate zone and adapt measures to local conditions,so as to build the existing residential building model with certain representativeness and authority and basically represent the simple residential building of the corresponding era. Finally, using the good existing residential building model, application of Energy consumption simulation software based on Energy,Plus the Design Builder, the three s five climate area residential building Energy consumption simulation, respectively corresponding to the situation of Energy consumption, and through the different s,Energy consumption in different climate zone,it is concluded that the corresponding Energy consumption characteristics and trend of Energy consumption.Based on the established model and the energy consumption trend, the sensitivity analysis of four reconstruction aspects was carried out by using the single-factor sensitivity analysis method, and the sensitivity of different reconstruction schemes was obtained. Then, the priority of reconstruction was put forward, and the optimization scheme and the reconstruction order of the existing residential buildings were proposed.
