In order to meet the needs of economic system transformation and relieve the pressure of resource depletion,China's housing industry has been exploring the direction of industrial eco-development.At present,the ecological value distribution of housing industry is uneven,the degree of sustainable development is low,and the ecological pollution problem is prominent.Based on the overall thinking of the whole life cycle of residential buildings and the concept of win-win cooperation between all parties,it is inevitable to explore the mode of ecological development of the residential industry in line with the reform trend of residential construction mode.In this paper,the concept of ecological chain of prefabricated houses is expounded from the perspective of the dynamic alliance formed by the participants of the value of prefabricated houses and the theory of industrial ecology and circular economy.The interaction between prefabricated houses and the ecological environment is studied,and the existing technology and advanced management methods are applied to improve the ecological environment and reduce resource consumption through overall planning,efficiency and accuracy.Firstly,based on the analysis of the present situation,ecological value distribution and value-added analysis,functional demands and optimization motivation of the ecological chain of prefabricated houses,it is pointed out that the existing prefabricated housing has such problems as unbalanced market development,unreasonable distribution of ecological value,further exploration of ecological value in each stage,lack of coordination mechanism between participants,and lack of ability of participants,to discuss the necessity of ecological chain optimization of prefabricated housing and determine the optimization direction.Secondly,based on the theory of supercycle evolution,this paper establishes an optimization path model of the ecological chain of prefabricated houses which proposes to optimize the ecological chain from three dimensions:the replication ability,the upgrading ability and the coupling ability of each participantst in the ecological chain.Based on the evolutionary game theory.This paper establishes an optimization model for these three dimensions and proposes an optimization strategy according to the analysis results of the model:the resource integration,information sharing,ecological value co-creation coordination,ability enhancement of participans,the realization of resource reduction and self-circulation within the chain to complete the creation,increment and transmission of ecological value can be achieved by implementing REMPC's management mode and information sharing and feedback mechanism based on BIM,establishing the collaborative constraint mechanism of participants,promoting technological innovation and the use of green building materials,improving the production and construction management level,establishing the Shared waste information network,and recycling intermediary organizations and intermediary organization supervision organizations.Finally,this paper evaluates the optimization effect based on grey theory and fuzzy evaluation theory,and makes empirical analysis to prove the feasibility of optimization strategy and the effectiveness of optimization effect evaluation,and then analyzes and summarizes the value created in the implementation of optimization strategy,so as to provide reference for the planning and management of related prefabricated housing projects.
