China's population aging is still increasing.In our country,due to the development of family miniaturization,it is difficult for the traditional home-based pension system to provide adequate services for the elderly,and the number of beds in pension institutions can not meet the huge needs of the elderly.In addition,with the improvement of living standards and cultural level of the elderly,cultural pension has gradually become an important demand of them,so the old-age real estate adapted to market-oriented development emerges as the times require.Among them,colleges and universities can provide rich resources,and can attract various forms of business around colleges and universities to form the University ecological environment,relying on Colleges and universities for the development of old-age real estate is one of the ideal models of old-age community.However,there are many problems in our country's old-age community of colleges and universities,such as copying the experience of developed countries,rough development model,unable to give full play to the advantages of colleges and universities,unable to meet and adapt to the needs of the elderly population,and so on.There is no suitable and easy-to-popularize development model.However,the situation of aging in our country is imminent,and the government,developers and other professionals are urgently needed to work together to further deepen it.In order to construct a University-Oriented old-age real estate development model that truly conforms to China's national conditions.The research object of this topic is to carry out reasonable UOD(University-Oriented Development)University-Oriented development and design for the aged around the university,which is a supplement and new attempt to subdivide the market of the aged real estate.Firstly,this paper systematically combs the development course,characteristics and theoretical support of the U.S.ULRC(University-Linked Retirement Community),summarizes the win-win mode and ideal operation mode of ULRC,and compares the U.S.case with the domestic case.Then it conducts a survey of the surrounding districts of colleges and universities,analyses the crowd image,and focuses on the demands of the elderly,especially the younger ones,who are growing fastest,and analyses the demand degree of the university's old-age support.On this basis,the construction of ULRC in the United States is sinicized into UOD construction,that is,the joint development and design of universities and surrounding communities.According to ULRC theory and research results,the principles of UOD are summarized as reciprocity,diversity,design and accessibility.The design divides UOD into three levels of "College-University and Community Path-Community",sums up six goals of UOD,and corresponds to five design items,and introduces in detail how to design UOD.Finally,taking Beijing Jiaotong University and Changhewan District as examples,this paper introduces how to carry out UOD transformation around universities in urban built-up areas.Finally,the strategy and suggestions of UOD are put forward,and the future trend is forecasted.
