The world ushered in an unprecedented wave of population aging in the 21 st century,both developed and developing countries face a very serious problem of aging.In China,due to the miniaturization of the family,the traditional home care methods can not provide adequate care for the elderly.Besides,the number of pension institutions can not meet the needs of the large number of elderly.In order to adapt the development of market-oriented,old-age real estate came into being.However,although the construction of old-age real estate is relatively large,there still remains many problems.Such as roughly copy mature experiences of developed country,develop unreasonable industrial structure,can not meet the needs of the elderly population and so on.In this case,to further study and build a truly development model of the old-age real estate which consistent with China's national conditions is an urgent need for government,developers and whole people.The research object of this paper is a new type of old-age real estate development model,which combines the hierarchical control system of the residential area with the concept of the whole community,called the Multi-level Whole Age Community.It is a kind of supplementary and new attempt of the old-fashioned estate segmentation market.First of all,this paper systematically combs the development timing and development model of China's old-age real estate,summarizes the problems existing in the domestic development model.Then,the paper analyzes the typical cases of the old-age community with the concept of “whole age”,and summarizes the main problems encountered in the construction of the whole age pension community in our country.Then,combined the Residential grade control system with the whole age concept,study the specific design points of the aged community are discussed from the three levels of "living unit-residential group-residential area".The paper puts forward the appropriate development model of the community,and finally summarizes the specific design points and strategies in the aspects of project site selection,scale control,living proportion,public space,single plane,environmental design and so on.To provide reference and corresponding basis for the future development of pension real estate...
