With the increasingly serious problems in China’s resources and environment and the rapid development of green buildings,the operation and maintenance of green building has become more and more significant.The actual energy consumption,water consumption and indoor environmental quality often deviate from the expected objectives,which means the project is suffering its green target risk.The Mechanical,Electrical,and Plumbing(MEP)system of Green Building makes a great difference to the deviation of the operation effects.It has become an urgent problem to run the the MEP system of Green Building more efficiently by analyzing and managing the risk of green building MEP project in the whole life cycle.Based on the existing risk management theory and characteristics of green building MEP project,the thesis analyzes its risk qualitatively and quantitatively.On one hand,the qualitative analysis consists of the flow chart analysis,structural analysis,expert interviews and other methods,by which we can analyze the risk factors of green building MEP projects qualitatively and identify 40 green building MEP project risk factors.On the other hand,the quantitative analysis includes carrying out a questionnaire survey to the practitioners of MEP project,making factor analysis the data after the survey,identifying the common factors and then naming interpretation them.These common factors are named as capacity risk,technical risk,monitoring risk,information risk,organizational risk,synergistic risk,integrated design risk and conceptual risk.Consequently,each calculation function of the eight public risk factors can be got,and the eight public risk factors are used to construct the calculation formula of MEP project risk of civil green building,and the risk evaluation system of civil green building MEP project is established as well.According to the risk evaluation formula of MEP project of civil construction project,a set of specific management measures for risk management response is put forward from the four aspects: risk aversion,risk mitigation,risk transfer and risk retention.This measure is applied to the actual project and has achieved great results.It proves that the assessment system of green building MEP project risks can play an active role in improving the operation of green building.
