| The cost management is divided into various stages in traditional mode,resulting in the passivity and lagging of cost management,which affects the quality of decision-making and weakens the value of buildings.In the construction engineering system,it should be the focus of the project owners’ attention to balance the construction value brought by unit cost.According to the theory of engineering value management,in order to improve the value of building products effectively,it is essential to select a multi-factor scheme with comprehensive consideration of cost,appearance and function in the early design stage of the project.Due to the passivity and hysteresis of the traditional management mode,there is low efficiency of comparative analysis in the early stage.Therefore,it becomes the focus of cost management to avoid the problems in the traditional mode,to improve the work efficiency of the multi-factor scheme selection,and to ensure the new management mode is feasible.In view of the problems existing in the traditional cost management mode,this paper takes the preliminary design stage as the research scope,constructs the BIM collaborative cost management mode in the preliminary design stage,and illustrates the advantages of the BIM collaborative cost management mode through literature research and theoretical analysis.BIM collaborative cost management mode is based on the component-based conceptual evaluation method,and reorganizes the collaborative cost management workflow adapted to BIM technology.The core purpose is to realize the dynamic link between design and cost.The realization of core functions of BIM collaborative cost management mode provides opportunity for the development of existing cost management,including the transformation of traditional phased management mode into synchronous management mode,the shift of project cost control center forward,as well as the improvement of the accuracy of engineering calculation and cost and the maintainability of data.With the goal of achieving the advantages of BIM collaborative cost management mode,this paper conducts an in-depth study to design the functions needed to realize the collaborative mode,and provides the key technologies in order to realize each function method.The ultimate goal of BIM collaborative cost management mode is to link the design with the cost dynamically.This paper decompose the final goal into small goals,obtain the required functions,including extraction of model parameter values,formation of cost price and display of cost analysis.Based on the principle of universality and practicability,AutoDesk Revit 2017 was selected as the modeling tool,Microsoft Excel as the cost analysis tool and Microsoft Access database as the cost database.Based on the software or coding fit and the convenience of technical architecture,the above functions are realized by using Dynamo plug-in,VBA language,SQL statement and ADO language.Finally,according to the established BIM collaborative cost management mode and the technical methods to realize the new mode,this paper takes the Xinhua hospital affiliated to Dalian university as a case to prove the feasibility of the BIM cooperative cost management mode,reflecting the cost management advantages of the cooperative work mode.The case analysis details the operation methods of many functions of BIM collaborative management mode,and elaborates the specific implementation of each function,including the extraction of model parameter values,the formation of cost price,the display of cost analysis,and the core functions of the dynamic link between design and cost.Based on the case analysis and summary,this paper,from the perspective of different stakeholders,illustrates the value of the BIM collaborative management mode,and further analyzes the advantages brought by the smooth realization of value.In this paper,a new cost management model is proposed,which realizes the real-time link between design and cost in the early stage,and provides an idea for more efficient engineering cost management,which plays a positive role in improving the problems in the traditional cost management mode.At the same time,the new model can provide the project decision basis for the owner,provide the possibility for the Architect to compare and deliberate their designing scheme,and help to achieve the purpose of improving building quality and building value.It is necessary to improve the interface of related technologies of BIM collaborative management mode,the maintenance of cost database and the storage of process data,in the meanwhile,the application of the new mode needs to be further verified in the actual engineering environment. |
