As an important supporting pillar of the country’s economic development,the real estate construction industry of China has developed vigorously and rapidly with the city construction and the improvement of people’s livelihood in recent years.As a traditional industry,real estate has distinctive features such as large scale,huge amount of investment,long construction period,complicated professional technology and many stakeholders involved.Although the building model as a residential project has high replicability,there are still many frequent phenomenon such as large number of change matters and large value of the change amount.The change of the number and the increase of the amount are intuitively reflected in the increase in project costs,resulting in a direct reduction in the investor’s overall project revenue.Indirectly,it will have an impact on the construction quality and construction progress of the project.Correspondingly,the contradiction between the construction unit and the contractor unit will be increased,which will adversely affect the site management and settlement of the project,and lead to tensions in cooperation relationship among related stakeholders.Therefore,it is a particularly important part for project construction and project management to summarize the different types of project changes and their extent of influence on cost management so as to identify the main sources of problems and minimize the adverse impact of changes on project construction and cost management.This thesis introduces the theoretical research of engineering change and cost management systematically.It concludes in literature analysis method and updates the change type in expert interview method,and then sorts out the extent of influence of different types of changes on the project through questionnaire survey method and data analysis modeling to conclude the change factors with greater influence.Finally,It takes some settled residential projects in Sino-Singapore Eco-City and another residential project which is under construction as examples to analyze the types of change,and propose specific countermeasures to establish a scientific and feasible change management system.It includes strengthening the management of change orders,rationally controlling the verification time for change,establishing a reasonable pricing mechanism,improving contract terms,recommending the employment of third-party cost consultants,and suggesting that the design unit take the initiative to insure professional liability insurance to alleviate unnecessary losses of the construction unit.The cost management of the whole life cycle also needs to match the change management of the whole life cycle.
