Sales Office Outdoor Landscape Investigation And Evaluation In Shenyang

The sales office plays an endorsement role in real estate sales.Its existence plays an irreplaceable role in the development of the real estate industry.The early sales office was only responsible for the sale of the buildings.With the development and changes of the times,it slowly integrated into the residential area,and finally formed a special operating space that displayed the trading hall and business functions.The sales office itself has special functions.Therefore,its exterior design also has its own unique features.It is more inclined to display and commercial,and provides convenient services for buyers of buildings.Therefore,the landscape design of the sales office is very important,and it plays a positive role in promoting the display and sales of real estate.This paper takes the five districts in Shenyang as the research scope,and uses the random sampling method to determine 45 sales office samples as the research object in the first round of survey and evaluation.It uses the SBE method of landscape evaluation and data processing methods to visualize 45 samples.The quality of the landscape is sorted.According to the sorting result,the highest ranking(sample 24,sample 4,sample 40)is selected,the ranking is centered(sample 39,sample 10,sample 34),and the lowest ranking(sample 36,sample 17,sample 35)is 9 landscape samples A sample of the SD method was used and field surveys were conducted to investigate the landscape of the nine samples in detail.The second round of survey and evaluation was conducted by using the SD method to quantitatively investigate the landscape of the 9 representative samples selected in the first round.The research results show that:(1)The three highest scores in the evaluation of landscape quality are: East Asian Hanlin Shijia(1.199),Yuanyang Dahe Chenzhang(0.958),and Xuhui Jintang(0.876).The three samples with the highest score are: Qishi Hesong(0.002),Shenyang Guorui City(-0.011),Lizi International Garden(-0.052),and the lowest scores were: New World · Minghui(-0.690)and Juyi V Apartments(-0.774),Shenyang Chengkai Center(-0.960).(2)The results of the quantitative evaluation of the landscape features of the sample by the SD method are: Yuanyang Dahe Chenzhang(0.949)> East Asia Hanlin Shijia(0.917)> Xuhui Jintang(0.654)> Shenyang Guorui City(0.563)> Qishi Hesong(0.526)> Lizi International Garden(0.173)> New World · Minghui(-0.144)> Juyi V Apartments(-0.255)> Shenyang Chengkai Center(-0.591),evaluation results and visual landscape quality The results of the evaluation are basically consistent.(3)From the evaluation results of various factors,it can be concluded that among the 15 evaluation factors,there are 7 first-ranked East Asian Hanlin Shijia members,namely,spatial sense(1.224),color sense(1.552),sense of atmosphere(1.034),Cleanliness(1.466),Symmetry(1.483),Coordination(1.483),Pavement effect(1.259),Five in Yuanyang Dahe Chenzhang,novelty(0.966),plant species(1.207),vegetation coverage(1.017),propaganda marks(0.914)and other facilities(0.845),two in Shenyang Guorui City,which are vegetation level(1.224)and natural vegetation(0.441),Xuhui Jintang 1,landscape sketches(1.314).Finally,according to the public's preferences,combined with the above analysis results,summarize the existing problems in the outdoor landscape design of commercial buildings in Shenyang,and put forward optimization suggestions for the problems:1.Embodying functionality,defining outdoor landscape lines,2.Rich colors,creating a colorful landscape space,3.Enhancing novelty,stimulating visual sensory experiences,4.Focusing on plant design,shaping elegant natural landscapes 5.Enhancing the beauty of logos,Highlight the characteristics of real estate 6.Improve the configuration of facilities,increase the space convenience 7.Shape the quality of the environment,strengthen the management and maintenance of the latter.
