Since the reform and opening up,as China's urbanization rate has become faster and faster,the contradiction between the scarcity of urban land and a large number of architectural space needs has become more and more prominent.Many cities,especially Beijing,Shanghai,Guangzhou,and Shenzhen,have become even more prominent.obvious.Since China entered the “new normal”,the speed of industrial upgrading has been getting faster and faster.The industry is increasingly diversifying.The industrial structure has begun to slowly optimize and change,and“producing a city and building a city with industry”has made the development of the industry more and more difficult.Affects the development of the city.Under the macro-environment of efficient use of land stocks in urban areas,urban development approaches will change from extensive expansion to intensive stocks.The use of urban regeneration to revitalize stocks of land will provide a platform for the cultivation of emerging industries and upgrading of featured industries.It will be a future development.A big trend.Therefore,it is very important to carry out urban renewal research from the perspective of industrial upgrading.Under the policy of “ retreating from two to three ” in Guangzhou,due to the reorganization,closure,and relocation of the original enterprise factories,a large number of waste factories were left behind.These old factories are mainly concentrated in the downtown area,Baiyun District,and Panyu District.In today's increasingly advocating the development of ecological construction,with the industrial transformation,how to effectively renovate these idle old plants is worth studying.This paper first studies the theories and cases of the renewal of old plants at home and abroad as well as the transformation and upgrading of industries.It also summarizes and establishes the research direction of this article.Then,taking the Panyu District of Guangzhou as an example,the current situation was investigated,and the features of the land used in the old factory buildings,namely “large in total volume,small plots,scattered distribution,and complex property rights ” were proposed,and the development status of industrial and industrial space was analyzed.Industrial legacy issues.In addition,the industrial upgrading of theurban renewal in Panyu District was analyzed and researched,and it was proposed that during the process of renovating the old factory,the industry encountered a series of difficulties such as “distributed and isomorphism,slow progress,illegal and irregularities,and difficulties in landing” and how it was based on industrial transformation.The effective updating model for old factory research is of great significance to urban renewal in Guangzhou.According to the previous analysis and research,this paper proposes the goal of updating and upgrading the old factory,“ consistent with market hotspots and policy orientation,in line with the city's industrial development trend,in line with the growth of the industry chain,in line with the requirements of the industrial cluster construction,and the three old The principle of matching the characteristics of land use and other principles,and put forward six strategies for the upgrading of old factories to upgrade the industry,namely,“ building nests and attracting phoenixes to attract large-scale enterprises to agglomerate and develop ”,“ to meet with points,and to renovate the chain,education chain,and technological innovation of large enterprises”,“Improve rooted industrial upgrading”,“ Need to lead,build neighborhood based community-level service centers ”,“Match-coupling,establish old factories to renew industrial libraries”,and “diversifymeasures comprehensive methodssuch as comprehensive renovation and micro-transformation”,etc.Finally,through the study of related cases,this paper proposes five major models of industry-oriented old factory renewal,namely the real estate-oriented development model,creative cultural industry office agglomeration model,commercial agglomeration development model,characteristic ecotourism experience model,and composite industry update model.In addition,each type of model was analyzed for pros and cons,and each waste industrial plant in the city was found to be different because of its own characteristics such as its location environment.The specific model used should be specifically analyzed and a single model can be used.Or a combination of multiple modes for effective updating and utilization,truly promote the sustainable development of land after the update.
