In recent years,with the "The Belt and Road" strategy,Xi'an selected National Center for the construction of an international metropolis city,three opportunities;let the Xi'an Railway Station in the best historical opportunity for development point,whether it is "pursuing transcendence" city,or the "three mechanisms" for the immediate,broad future development of Xi'an at large.Xi'an,one of the largest villages in the city.Ten years,the government led,market operation,restructuring first,renovation follow up,the whole village demolition of the Xi'an model,has made the demolition and transformation of the two hundred villages.With the rapid development of urbanization,the contradiction between urban land and population is becoming more and more obvious.A kind of urban architecture,which meets the requirements of modern urban development and integrates the diversity of urban space.In recent years,a number of large and medium cities in China have carried out the development and construction of urban complex,some of the successful operation of the project,some of the low operating efficiency of the project.Part of the city complex project development and construction after the completion of the operation efficiency is an important reason for the development of the project is caused by improper positioning,this paper on the development of urban complex positioning analysis.Based on this,the paper takes Xi'an International Center project development orientation as an example and applies the basic theory of urban complex development orientation.(1)Using SWOT analysis method to do the location analysis,analyzing the Strengths,Weaknesses,Opportunities,Threats of the project in detail,confirming that the construction of Xi'an International Center project in Xi'an can enhance the regional image,improve and improve the urban grade.(2)In accordance with the principles and methods of product positioning,combined with three-in-one positioning method,market analysis,successful experience and experts,has made domestic and international grade A office building,office building,fine department stores,shopping malls,product positioning,Hope Land Executive Serviced Apartment International Boutique Apartments,the project product layout and implementation plan.(3)After the price positioning analysis,we use case selection,calculate correction coefficient,weight determination and quasi price correction method to determine the expected sale price of apartments,businesses,offices and parking spaces.Using the method of combination of AHP-FCE,the key factors of Xi'an International Center project positioning are sorted by using the method of quantitative analysis,further evaluation of the project development positioning,comprehensive evaluation of the project positioning effect,the policy and legal environment,traffic environment,geographical location,product competitiveness,the allocation of office space is a key factor in the the success of the project,the project implementation process should focus on the control of.
