With the gradual improvement of the various real estate industry system in China,the competitiveness of the real estate industry will also be strengthened in the process of system standardization.Cost is an important indicator to determine the real estate enterprise costs and comprehensive competitiveness,which involves a wide range work with large uncertainty.There will be a lot of unforeseen issues in the implementation of the project.Only by putting the cost in the core position can the real estate enterprise enhance the overall strength and stand out in the industry.In view of the above problems,firstly,from the definition of project cost management,the basic theory and method and the meaning and characteristics of urban complex project,the author analyzes the factors that affect the cost of J company's H complex project and analyzes H complex project cost management from four stages,including the decision-making stage,planning and design stage,the bidding contract stage and the project construction stage so as to find out the reasons for J company's H complex project cost management issues.Through the analysis and comparison of successful cost management experience of several well-known domestic developers,it has been combined with the H complex project cost management problems to identify the comprehensive cost management risk prevention focus.On this basis,the corresponding countermeasures have been put forward from the decision-making stage,the planning and design stage,the bidding contract stage and the project construction stage.This paper systematically analyzes the existing problems in the project cost management,and aims to provide a new model for the effective control of the project cost for the real estate development enterprises,and to strengthen the cost management of the complex project with dynamic,systematic and continuous management methods and measures.
