The gradual establishment of the socialist market economic system and the continuous acceleration of the urbanization process have made the real estate market in China enter a new stage of development.The gradual establishment of the socialist market economic system and the accelerating process of urbanization have made China real estate market a new stage of development and formed the enterprise production and management model as the core of the project management.And the project cost control is the core content of real estate construction project management.In order to ensure the economic benefits of real estate companies and enterprises,it is necessary to study the cost of real estate construction projects and strengthen the cost control of construction projects.It is of great significance to strengthen the cost control of construction projects in order to ensure the real cost of real estate construction enterprises and enterprises.Because of the limitations of people’s thinking and the low level of management science in the field of real estate construction,the traditional project cost control method can not meet the needs of real estate construction project production,real estate construction project cost control management is also increasingly obvious,we need to develop a new effective cost control method to make up insufficient.The key to this study is to carry out effective cost control under the above conditions.This paper first analyzes the present situation of the real estate construction project cost control research at home and abroad,and expounds that the research on the cost management of the real estate construction project at home and abroad mostly neglects the practicality and neglects the theoretical research,resulting in the unclear property management and the chaos The situation.Secondly,according to the characteristics of cost control of real estate construction project in China,the concept,principle,type,object and content of real estate construction project cost control are introduced,and the method of project cost control is discussed.This paper analyzes the problems existing in the cost control of real estate construction projects in China,such as the lack of standardized management of cost control in real estate enterprises,imperfect development of bidding documents,and the irregularity of project life cycle management.In terms of the combination of responsibility and rights,the process and the control subject Aspects of the problem also makes the past cost management model in the cost management function to achieve the effect of poor.On this basis,the concrete countermeasures of cost control are put forward,namely,constructing the cost system of real estate construction project,including the whole process cost control system and the project cost control system with the project manager as the core.Based on the theory of project cost control,this paper studies the cost control of real estate construction project by using literature research method,investigation method,qualitative and conclusion analysis,theoretical analysis and empirical analysis.In order to maximize the realization of the economic benefits of enterprises,this article on the real estate construction project of the whole process of cost control management research.Through the empirical analysis of the construction project of Greentown Real Estate Company and the application of Earned Value Theory to the cost control of actual project,the company has achieved good economic benefits and verified the feasibility and effectiveness of the project cost control system.
