Since the industrial revolution,many countries in the world have made numerous achievements in science and technology,but there are also a series of problems,such as population explosion,lack of resources,environmental pollution and so on.Entering the twenty-first Century,improving resource utilization and energy saving and environmental protection has become the inevitable requirement for sustainable development of human and nature.However,traditional architecture will consume a lot of resources and have adverse effects on the environment.In January 2013,the NDRC and the Ministry of housing and urban and Rural Construction published the "action plan for green buildings",which defined the important significance and key task of promoting green buildings,and began to promote green energy-saving buildings in full swing.And the majority of residents have gradually recognized the advantages and demand of green housing.The development enterprise complies with the government's call and the demand of the people,tries to expand the development of the green residential district.However,due to the lack of management standards and norms in the development and construction of green residential areas and low level of project development management,it is difficult to rapidly expand the opening capacity of the green residential district,which directly leads to the growing growth.To solve this contradiction,it is particularly important to enhance the project management capabilities of real estate development enterprises in developing green residential areas.Comprehensive current project management status and existing research results,to improve the management ability of green residential district project development,the first problem to be solved is to accurately grasp the current development level of green residential district.The capability maturity model is a process improvement method that provides the basic elements of an effective process for the organization and can be used to guide the process improvement across projects,departments,or organizations.On the basis of the connotation of green house,the theory project management and the model of capacity maturity,this thesis sets out from the perspective of the whole process of the project development,constructs the maturity model of the management ability of the green residential district development project management,and clarifies the direction and the key process of the evolution of the project management ability.In order to improve the ability of development and management of green residential area project,the enterprises can find the method to evaluate their own ability accurately,make clear the direction and way of continuous improvement,and also provide reference for industry managers to establish industry standards and norms.The main contents of this paper are as follows:(1)This thesis analyzes the current contradictions in the management of the development project of the real estate development enterprise in the green residential district,and expounds the key problems to solve the contradiction,that is the problem of evaluating the capacity of the green residential district development project..(2)This thesis states the theoretical system needed by the Institute,including the whole life cycle theory,the circular economy theory,the project management theory,the capacity maturity model and so on.These theories and models have determined the basic framework of the management ability maturity of the green residential district development project.(3)This thesis builds a maturity model of green residential community development project management capabilities,and classifies the capability maturity level.On the basis of this,the thesis combines the green residential community development project management capability maturity index system.OWA operator weighting method is used to index the index,and fuzzy comprehensive evaluation method is applied to evaluate it.(4)In this thesis,the concept model of the management capability maturity of the green residential development project and the index system are applied to the concrete practice,combined with the Jingheyuan Residential District Project.Through the questionnaire,it evaluates the maturity of the project management ability and combines with measurement results,and put forward some measures to improve the level of project management.Through empirical research,it verifies the applicability and practical value of the model constructed in this paper.
