Study On The Design Of High-end Villa Residential Area With Additional Value Orientation-Taking Yuexiu Homelake Project As An Example

In addition to the residential value like common residence,the villa also owns certain additional value.And it also improves its own price and grade through additional value.Shenyang Yuexiu Homelake project,defined as the villa residential product,is the rale pure villa plate project in Shenyang.It emphasis on individuation and differentiation on the idea of each parts such as planning and promotional design.Since 2000,through the development of the recent 20 years,the market of domestic villas and domestic villa residential products have become more and more perfect and detailed.In the period of the rapid development,besides a large of standardized products,some developers summarize the villa product in order to develop rapidly and reduce the cost of capital.The advantage is to consider the villa as commodities and improve the market advantage.The disadvantage is that the similarity is too high and lack of high-quality goods and real humanistic feelings.Shenyang Yuexiu Homelake project,defined as the villa residential product,emphasis on individuation and differentiation on the idea of planning.It combines with the villa and sustainable landscape,abandons traditional the artificial afforestation traces and retains the natural green landscape at the most extent.Architectural design is different in each household,designed by domestic and foreign well-known architects or design firms,which providing the creative villa design for this project.This thesis summarizes the planning and design processing of Shenyang Yuexiu Homelake project,analyzes the actual cases and explore the needed concerned issues in the construction domestic modern villa products.This thesis consists of 5 chapters.The first chapter is to narrate the thesis topics and the introduction and background of Yuexiu Homelake project.The second chapter is to state the brief history of development of the villa construction both in domestic and abroad and the current development trend of domestic villa.The third chapter is to introduce the additional value of the villa residential product and have a specific analysis.Taking Yuexiu Homelake project as an example,the fourth chapter is to state its design idea,value proposition and planning design and provide the data base for the scientific implementation.The fifth chapter is the conclusion and prospect.Based on the review of classic villas both in both China and abroad from the ancient times to present,the author hopes to verify through projects.Through the combination of theory with practice,it is concluded the core value suitable for concept of villa residential design.
