With the acceleration of urbanization and industrialization in Hunan Province,the development of social and economic needs of the various construction sites continues to increase,but resource and environmental constraint s faced growing,especially land resources face increasing use of space and environmental stress,land supply and demand have become increasingly prominent,greatly hindered the development of social economy,only to land intensive use as a long-term target in order to achieve sustainable development in Hunan small towns and the entire economy.Volume ratio as an indicator of the intensity of the control of land development plays an important role in urban construction,management.On the one hand is the economic evaluation of urban construction land,on the other hand is good or bad quality of urban space environment barometer.At the same time,the volume ratio control as one of the basic quantitative indicators,plays an important role in urban planning and management,direct impact on the urban landscape,the quality of the urban environment and urban transport,and urban public interests are inseparable.Thus,determine a reasonable volume ratio is an important means of intensive land use.Volume rate is too high,too low will have adverse effects,how to determine the volume ratio plots of residential land in particular,the volume rate,has become a focus of current research in planning circles.In the current urban planning practice,due to the volume rate of understanding is not deep enough and the lack of advanced and scientific aid,the volume rate is determined mainly by virtue of experience planners and experts to carry out,there is a big subjective one-sidedness,which is a lot of urban residential land volume ratio indicators are often faced with a breakthrough or reason to be adjusted in the implementation process.Thus,the volume ratio of living space and exploring a comprehensive system of cognitive and management reasonably determine the volume rate of residential land is very necessary.Based on this,the method of determining the volume and weaknesses of the current rate of Hunan province to start in-depth analysis of the impact of the volume ratio of macro,meso and micro factors,and sum marize the four key factors that influence the value of residential land on the basis of: environmental factors,economic factors,social factors and the planning and design factors,then these four core factors affect the volume rate of residential land m echanisms for a more in-depth description and analysis,and by building these four key factors to volume ratio quantitative mathematical relationship model approach proposed in this paper to strike a reasonable volume of residential land rate method.Final ly,the management of the volume ratio were studied,including management principles meaning the volume ratio of the volume rate index adjustment of argumentation methods,and the volume ratio for the current problems in the management of Hunan Province,H unan Province,combining small stage towns own characteristics,the following reasonable suggestions: for different spatial structure of urban residential land volume ratio of adjusted accordingly;volume ratio of residential land reference value strictly limited and kept within a certain range;avoid excessive pursuit bring temporary benefit differential rent,taking into account the social and environmental benefits;according to the court with discretion combine to increase the flexibility of the floor a rea ratio determined;strengthen supervision volume rate of implementation of residential land,improve the administrative approval process.We hope research paper province small town living space volume rate can provide a certain significance for the futu re of scientific management reasonably determine the volume rate of residential land.
