| Plot ratio is one of the important quantitative control indexes of residential land development intensity in the compilation and implementation of urban and rural planning in China.This index should be assigned a value within a reasonable range,and whether the value is too high or too low will have adverse effects.Too high a plot ratio will break through the environmental bottom line,too low an inefficient waste of land resources.The government,real estate developers and urban residents all have their own ideas and value pursuits for the plot ratio index.The determination of the plot ratio index should be weighed in the pursuit of interests of all parties.In the current urban and rural planning and urban and rural planning management,the implementation process,due to the knowledge of floor area ratio is not enough in-depth and lack of advanced and scientific technology,to develop the floor area ratio index is not in coordination with realistic implementation situation,parts of the city residential land floor area ratio indicators need to be adjusted in the process of implementation.This is especially true in big cities.On July 14,2017,the website of the Chinese government published the general plan for shenyang(2011-2020)and approved its approval in principle.The approval proposed that shenyang should improve the quality and level of new-type urbanization,and do a good job in urban and rural planning,construction and management,and reasonably control the size of the city.Within the scope of urban planning areas,unified urban and rural planning and management should be carried out,and efforts should be made to strengthen the governance and renewal of urban villages and the urban-rural fringe.Infrastructure and public service facilities should be provided to the surrounding countryside while meeting the needs of the city.Under the background that the state council approved the construction of shenyang as a megalopolis,the study on the control of residential land floor area ratio in shenyang has become one of the important issues.Based on the actual situation of shenyang,this paper analyzed the present situation of shenyang floor area ratio,especially for clove unit in northwest of shenyang residential land floor area ratio is studied,based on the unit residential land floor area ratio control and implementation process of the problems and causes of problems and control strategies,management methods,lakeside area residential area economy to achieve harmony with the livability of dual requirement,meet the demand of urban development and residents’ life.This paper first studies the basic theory and implementation of residential landfloor area ratio at home and abroad,carefully analyzes the development trend of the floor area ratio theory and the factors affecting the plot ratio,and analyzes the influence of various factors on the residential land floor area ratio.Based on the above analysis of the current situation of residential land in shenyang,the change of spatial form and the plot ratio of residential land some key areas,the paper introduces the current management of the plot ratio of residential land in shenyang.Secondly,the advantages and disadvantages of the control planning system of shenyang city and the hierarchical control of the volume ratio index in the control planning are analyzed.Finally,through to the shenyang clove unit residential land situation,main factors affecting clove unit volume rate,special factors and block,block level planning capacity rate of the current situation and existing problems of thought and study,the mechanism and the influence of various factors interact with each other,trying to explore for the region residential land plot ratio of the optimal solution,and aiming at the problems of clove unit volume rate control puts forward the strategies and methods. |
