Research On Supporting Facilities Of Indemnificatory Housing Under The Policy Guidance And Market Regulation

Construction of affordable housing launched vigorously in the country.A large number of construction projects offer low-income residents with the opportunity to live in.At the same time,a lot of problems emerged,such as inadequacy of facilities and unreasonable spatial layout,etc.,which led to the embarrassing situation of low occupancy rate and more complaints.In view of this phenomenon,we propose the following research questions:(1)What were the study of affordable housing facilities?(2)What are the current relevant policies and specifications? Do the existing affordable housing facilities meet the needs of the residents? What are the function dislocation? How to set the projects of affordable housing facilities?(3)What are the effects of policies,regulations and market demands on the spatial layout and architectural design of facilities?(4)Which aspects should the specific design start from for these effects?(5)What are the development trend in the future of affordable housing facilities? How should we respond?Based on these issues,this paper is divided into the following five sections:The first chapter introduces the research background,research objects and related concepts.Then determines the research methods and research framework through study and induction on related research abroad.The second chapter analyzes the scope definition and characteristics of different types of affordable housing and discusse s related policies and current design specifications of facilities.Then it analyzes the existing facilities and residential demanding facilities in affordable housing through questionnaires and field research and comparatives and analyzes the contradiction between them,summarizing the projects of affordable housing facilities from two aspects of “living peacefully” and “working happily” on the basis of the study.The third chapter discusses the impact on the design of affordable housing facilities from the perspective of policy guidance and market regulation.It analyzes the impact of specific policies and regulations on the spatial distribution facilities from the construction scale,hierarchical configuration and service radius.Affordable housing facilities should echo local features which can not be ignored in single design in addition to meeting the design trends of construction industry standardization.Then it refers to the analysis of the regulation of the market for affordable housing facilities from two aspects of economy and the needs of the residents.The fourth chapter explores the spatial layout and individual design strategies of affordable housing facilities.On the spatial layout it proposes the layout form of “effective centralized and properly dispersed”,analyzing three common forms of spatial layout forms with examples.On the other hand,it analyzes the design techniques of individual of affordable housing facilities starting with the architectural space,discussing individual design strategies of affordable housing facilities from three aspects of simple and efficient construction plane,pleasant and beautiful spatial scales and economic and beautiful architectural appearance.The fifth chapter analyzes the specific practice of engineering design project—planning and design of Hongjiangrenyuan district and prospects the development trends of affordable housing facilities,putting forward suggestions for improvement.
