The regional development of real estate industry in C hina is extremely unbalanced.After decades of rapid development,real estate industry now faces many challenges,such as market slowdown,region division.Region risk always means the house selling is unsustainable.The selling price is not supported well.The People’s Bank O f C hina points out that differentiation policy of real estate loan must formulate different polices with different city.Region risks become certain results of region division and urbanization.The study of risk-prevention is of great significance to reduce the risk of finance loan.This article is mainly from the product attributes of real estate development loans,the main financing products from CCB to the real estate enterprises,is a specific area of the project loan,its risk prevention is closely related with the house price performance of the city,and it fosters the emergence of distinct regional identities and personalities.The article takes the regional risk as the research object,in current situation through analyzing the current management data of the real estate development loan of the CCB,we recognize the bad loan rate of real estate development loans has rise n that in the third and fourth tier cities,Due to the implementation of unified product policies across the country,there is a problem of imperfect regional risk prevention.The main causes rely on the difficulty of identification regional risks and the contradiction between a single credit policy and diversified risk aggregation,There are also mistakes in regional positioning of enterprises.It Strikes that the capital losses caused by the fault regional orientation of real estate companies will soon be transmitted to the main supplier of credit funds,because of the weak awareness of regional risk prevention and the defective differentiated city access mechanism.The article mainly uses analytic hierarchy process and factor analysis methods to set up the risk evaluation model of urban real estate market in view of the complex,dynamic,and uncertain risk characteristics of regional risk.These are subdivided into three levels from the city’s economic strength,population risk,purchasing power risk,market capacity,supply and demand balance etc.We also establish 35 concrete targets to carry out standardized data analysis and predict the absolute rankings of real estate market risks in 120 cities based on the model of evaluation results,coming up with suggestions to establish a real estate risk assessment model and customer credit evaluation model and developing prevention strategies of regional differentiation.Construction bank’s traditional real estate loan risk prevention focuses on the operation risk prevention of specific business details such as capital supervision,guarantee subject and land mortgage.However the article pays attention to regional risk,which is more forward-looking,more macroscopic,more comprehensive,and greatly time-based.at the same time,it has the advantage of preventing systemic risks.By strengthening the study on bank regional real estate development loan risk prevention,we could effectively prevent the accumulation of real estate bubbles,reduce the probability inc idence of systemic risk and the impact of industry cycle fluctuations on asset quality,and ensure the safety of bank funds and the healthy and stable development of the industry.
