The real estate industry is a capital intensive industry.In the operation of real estate development projects,the capital demand is large and the investment cycle is long.The capital source is mainly the real estate development loans of commercial banks.Therefore,the financing of commercial banks has become the main financing channel of real estate project construction.Since 2018,the central government has started a new round of macro-control on the real estate industry under the principle of "real estate is not speculation",which makes all kinds of real estate financing channels continue to tighten,and the capital chain of real estate enterprises everywhere is tight.Under the high pressure of control,effective assessment and timely prevention on the risk of real estate development loans of commercial banks are to ensure the safe recovery of loans The key.Zhengzhou branch of bank M was established in 2008,and its real estate development loan business has developed rapidly since its establishment.Therefore,this paper takes Zhengzhou branch of bank M as the research object,evaluates the risk faced by its current development loan business,and puts forward corresponding preventive measures.This paper first reviews the relevant research results at home and abroad,then analyzes the current situation and structural characteristics of the real estate development loan business of Zhengzhou branch of bank M,and summarizes the main risks and risk factors it faces;secondly,according to the actual development of the real estate development loan business of bank M,it establishes the project risk assessment index system,and carries out the risk assessment of Zhengzhou branch of bank M The overall risk of the real estate development loan project is evaluated,and the overall credit risk level and main risk indicators of the real estate development loan business of Zhengzhou branch are obtained.Finally,according to these risk factors,the corresponding preventive measures are proposed from five aspects.Through the risk assessment of the real estate development loan of Zhengzhou branch of bank M,this paper finds out the existing problems and deficiencies in the process of risk prevention,and puts forward the targeted opinions and suggestions,hoping to play a certain practical guiding role for the credit personnel and managers engaged in the real estate development loan business in Zhengzhou branch of bank M.
