The development of the real estate has some characteristics:great investment scale, less self-capital, long development cycle, much capital assets, who cannot survive without commercial bank’s support. Especially in recent years, China’s real estate bubbles grow more and more obvious, the project operation risk appears, simultaneously strengthened along with the macroeconomic regulation and control dynamics, the financing difficulty enhanced, the market uncertainty enlarged. If commercial banks underestimate the credit risk real estate, and don’t give enough attention on loan manages, they will possibly suffer the huge fund loss. Therefore, to commercial banks, how to guard against or melt after loan management risks of real estate development loans has become the urgent matter.To solve the above problem, starting from W bank’s point of view, learning from domestic and foreign bank’s management experiences, this article points out that W Bank must raise its own risk control measures based on deep analysis of risk points and their causes of the post-loan management of real estate development loans. By studying the current situation of W Bank real estate development loans with relevant data, this article points out that there are borrower risk, project risk, and loans to manage risk. Through detailed analysis of various risk points, this article reveals the reasons for the formation of these risks and the problem of W bank’s risk management. Finally, this article raises some recommendations through qualitative and quantitative combined analysis of risk. To avoid the risk of the borrower, W bank should make use of external information and tools of the new Basel Capital Accord on risk measurement. To avoid project risk, W bank should impose strict administration on capital and progress, and make use of project stress testing. To avoid the risk of the loan management, W bank should create perfect collateral management system and staff reward and punishment mechanism, and strengthen the construction of information technology. Under China’s actual situation, the proposed risk prevention recommendations apply not only to W bank, but also to the other commercial banks, and thus to improve the quality of real estate development loans.
