| In recent years,with the boom of the domestic real estate market,China’s commercial banks’ real estate loans grow too fast,which makes the commercial banks have many problems and face huge risks.L Bank Dalian Branch is the first inter-regional branch of L Bank Head Office.As a new member of the fierce competition in Dalian financial circles,L Commercial Bank is in an important stage of development.The loan business of real estate development enterprises is the key area of public business.The current risk management strategy of real estate credit business is whether it can guarantee the credit risk brought about by the steady growth of business and how to formulate the corresponding risk management strategy in the face of the fierce market competition are all the problems that the bank needs to consider at present.This paper takes L Bank Dalian Branch’s real estate development credit assets business as the research object,summarizes the domestic and foreign literature research foundation,carries on the data collection through the visiting investigation form,carries on the multi-angle and multi-level analysis to the present development situation of the bank’s real estate credit business,from the general real estate development credit assets.At the beginning of the risk characteristics,the paper points out the deficiencies of the bank in the aspects of overall risk measurement,decentralization,fine management and exit channels.At the same time,it reveals the lag of risk management caused by information asymmetry in L Bank,and the fake mortgage induced by the bundling of development loans and mortgage loans.The vicious competition in the market brings about the problems and causes of loan quality and earnings decline.On this basis,this paper puts forward the corresponding countermeasures to strengthen the risk management of L bank real estate development credit assets,and from a long-term point of view,puts forward some suggestions to build the risk management system of L bank real estate development credit assets.In this paper,the author mainly uses theoretical and empirical methods to study the real estate development credit assets risk management,and puts forward that commercial banks should establish real estate loans risk management system from three aspects: risk identification,risk measurement and risk control.It provides a certain reference value for banks to guard against the risk of credit assets in real estate development. |
