Commercial banks are significant financing organizations of modern society,which have played a irreplaceable role in promoting economical and social progress.Credit business is the pillar business of commercial banks,the credit risk management appears to be of great importance.Real estate mortgage is widely applied and occupying higher share in credit business due to its lower risk.However,the global economic downturn,the fierce competition among commercial banks,and the poor environment of credit,made NPL(non-performance loan)rate at a high level.But the true price of the mortgaged property is not always covering the loan when the property of NPL needs to be disposed,and great lost will be occur to the bank.This situation comes from the human and non-human factor in valuation process of loan guarantee,as well as the inadequate risk prevention measures in loan approval process.Therefore,it is very necessary to strengthen the study of real estate mortgage risk prevention.This article starts from the risk analysis in real estate mortgage loan valuation,finds out the causes of risks and problems existing in the current loan approval process,combines with real estate appraisal practical methods and related cases,puts forward the suggestion of risk prevention measures in real estate mortgage loan valuation,attempts to integrate the two professional fields of risk management and real estate appraisal.It is of practical significance for the bank and even other commercial banks to promote credit risk management and optimize the disposal of mortgaged property.
