With the rapid development of social economy,urban problems in the process of urban development become increasingly prominent.Urban construction is facing the contradiction between overall high-speed development and decline of the local obviously.The conflict between the large number of old buildings with high energy consumption and the low efficiency of renovation is increasingly acute.Thus,an innovation is necessary urgently for traditional renovation.Based on this background,an scientific and rational analysis is hoped to proceed for the Green Retrofitting of Existing Buildings project using PPP model from the perspective of urban renewal.This paper first analyzes the relationship between the urban renewal,Green Retrofitting of Existing Buildings and the PPP model,and constructs the theoretical correlation from the aspects of the dynamic mechanism,the transformation benefit,the development status,the operational effect and so on.Secondly,taking the policy,resources,economy,operation and other aspects as a starting point,the feasibility analysis for the Green Retrofitting of Existing Buildings project using PPP model is proceed from the perspective of urban renewal.Then,with the sustainable development and peopleoriented orientation from the perspective of urban renewal,the developmental thinking is introduced to maximally explore the expand revenue which can be fulfilled by the project and design the operation mode for the Green Retrofitting of Existing Buildings project using PPP model on this basis.Finally,based on the hypothetical rational hypothesis,the optimal model of evolutionary game between government and enterprises is established.And based on the results of the dynamic equation simulation,the evolutionary stability strategy of the two groups is optimized.In the case analysis section,firstly,the designed operation mode for Green Retrofitting of Existing Buildings using PPP model is applied to this project to conduct case simulation based on the green renovation project of Tonglang Primary School in Shenzhen City.Then,combined with the evolutionary game model,Matlab R2015 b is used to analyze the evolution stability after the optimization of the initial parameters,the government group and the private group.Finally,based on the case analysis and simulation analysis,the relevant decision is made for the government groups and investment groups.The case analysis and simulation results show that,in this project,the investment group can make the game system develop towards the optimal equilibrium solution through increasing the strength of adjustment for market feedback and the exploration for potential reasonable expansive income.In addition,the policy decision of the government groups is also an important factor in determining the benign balance between the two sides of the game.By appropriately increasing the incentives for green transformation,implementing the policy intervention and public participation scientifically and rationally,the government groups can effectively promote the development of the two sides in the game to the optimal evolutionary equilibrium.Finally,according to the conclusion of the case analysis,the relevant decision is made for the government groups and investment groups in the project to promote the implementation of Green Retrofitting projects and to promote the development of urban renewal.
