At present,it’s important for our country to promote energy-saving and emission-reduction and strategy of sustainable development through advancing the large amount of wide green retrofitting existing buildings. However, due to the lack of government laws, regulations and excitation mechanism, the promotion of the green retrofitting existing buildings in China is not optimistic.Energy management company as the core of green retrofitting existing buildings implementation subject, mobilizes their active participation of green retrofitting is to break the energy constraint and achieve the sustainable development strategy and promote the green retrofitting existing buildings market development the only way which must be passed, and the analysis of the driving factors of green retrofitting existing buildings is the prerequisite for government to perfect the law and formulate the targeted incentive mechanism.Based on the above background, this paper starts with the driving factors of the existing building renovation of the energy conservation service enterprises, and uses the structural equation model, the mechanism design theory and the game theory, and makes up the deficiency of the research on the green retrofitting existing buildings from the microscopic point of view, and provides important theoretical research and practical reference for promoting energy-saving services industry and extending the green retrofitting existing buildings. The details is presented as follows:(1)By reading a large number of literalness and drawing on the similar field of research ideas, the concept of driving force and the status of research to explain, and identify the internal and external drivers of green retrofitting existing buildings for energy management company to carry out and then build the driving force of theintegrated architecture, and explain the composition of the driving force one by one.(2)Based on the analysis of the driving factors, this paper constructs a conceptual model of the driving factors of the green retrofitting existing buildings and explains its connotation, then according to the model put forward relevant assumptions. And designs the drivers questionnaire of the energy management company joining green retrofitting existing buildings, and using structural equation model starts an empirical study. The result shows that the five driving forces of the market environment, support policies, strategic management, technical personnel and funding sources have a significant impact on the energy management company joining green retrofitting existing buildings. And gets the key drivers of the green retrofitting existing buildings(3)Based on the empirical analysis results, aiming at the key driving factors in the model, guided by the principles and framework of mechanism design, and the optimal excitation mechanism for the green retrofitting existing buildings is designed.Behavior analysis and strategy of evolutionary game analysis of green transformation of existing building based on the main market, the optimal incentive implementation of green energy-saving service enterprise incentive strength,at the same time have different incentives for energy service companies can achieve the optimal evolutionary stable strategy.Through the study of this paper,it is clear that the driving factors of driving energy management company to join in green retrofitting existing buildings, but also for the government clearly implements the scope of the incentive intensity and draws up the corresponding incentive policy to provide the reference. It is advantageous to promote green retrofitting existing buildings in China on a certain extent.
