The Analysis On Farmers Intend Of Exit Rural Housing Land And Its Influencing Factors

Rural housing land is important in rural life,it also ensure the life of farmers.With the acceleration of urban and rural development,the number of rural population to cities is increasing.Rural housing land exist low efficiency phenomenon,the phenomenon of homestead idle and “hollow villages” is prominent exceed the criteria in common.Some villages even exist one rural people have more than one housing land or their housing land exceed the criteria.Those problems lead to the rural land waste seriously.So how to raise the efficiency of rural land and lead rural people exit rural housing land in order is our urgent problem to be solved.Based on some area's experience,rural housing land exit is helpful for the problems above.However,the process has some difficulties.If want to make it smooth going,it need to consider every factors,integrate analysis from multiple levels.Farmers willingness is a breakthough to implement the policy,because of the relationship of rural people and homestead is close,investigate the idea of rural people,provide base and support for rura1 housing land system improvement.Firstly,this article starts from the current situation of the homestead utility of our country.Analyse the feasibility and necessity of rural housing land in our country,and try to analyse the factors that influence the rural people to exit rural housing land.And make a survey research on the specific conditions of the rural people in Mengjin,then using the model of binary logistic to analyzes the sample data.And finally arrive at the factors that influence the rural people's willing about exit rural housing land.(1)This article make a survey research on the utilization of rural housing land in Mengjin,and find that local area exist a lot of illegal construction,homestead idle.One rural people have more than one housing land.Some rural people do not have clear understanding of the rural housing land.(2)On the basis of visiting some farmers,having a general knowledge about the rural housing land and their family information,then use the logistic model to process the data that collected.Based on the results obtained,arrive at the factors are as follows: farmers' age,farmers' sex,the farmers' educational level,family population,the number of labor force population,the income per capita,the proportion of agricultural income,if have a profession skill,the amount of purchase insurance,policy understanding,if buy a house in town,children's willingness to inherit homestead,the amount of homestead,the proportion of rural housing land per capita.Among which,age,sex,family population,the propotion of agricultural income,children's willingness to inherit homestead are in negative direction.The other variables are in positive direction.The amount of purchase insurance and policy understanding are remarkable which indicate that the rural people pay more attention to the social security.(3)In the field of rural housing land system improvment,this article introduce the whole idea of system improvement and the basic principle,Then base the principle,propose the exit mode for the rural people who want to exit.The exit mode has two categories.One is for affluent areas,the other is suited to the backward areas.(4)In the end,based on the willingness of rura1 people,this article propose the policy from step up in publicity,pay attention to the local culture,follow the willingness of rural people,improve the social security and so on.The study of this article is different from other scholars' study.The study of this article is not from one side of homestead,but from the whole.It analysis the problems exist now and the difficulties that will meet when exiting.Then have an acquaintance of the rural people's idea.In the end,provide the policy proposal.
