Green buildings are ecological and sustainable.Green buildings conform to the requirements of human social development, which are in line with the trend of the times. The growth of green buildings is the fundamental way to change the development of construction business as well as the pattern of town and country construction. However, the development of green buildings involves multiple stakeholders, such as the government, developers and consumers.Different stakeholders own different interest demands.Lacking the common interest foundation between the stakeholders and being short of an effective cooperative incentive mechanism restrict the development of Chinese green buildings seriously. Therefore,we should analyze the development path of green buildings and its economic characteristics, also, explore the interest demands and the game relationship for supply and demand between different stakeholders in the developmental process of green architects to establish an incentive mechanism which is for promoting the development of green architectures.Without doubt,it's significant for green buildings to push forward its healthy and sustainable development. This paper uses the stakeholder theory to analyze the development path based on the whole life cycle of green building. It divides the development of green building process into 3 periods which are flowing, transitional and stable by applying the new industrial production function model. Also, its economic characteristics, advantages and disadvantages are analyzed.Based on the dynamic game model, this paper constructs a dynamic game model between supply side and demand side.Using the method of inverse induction analysis to explore the benefit of stakeholders under the natural conditions in the green building life cycle.Based on the evolutionary game model of stakeholders in green building, the evolutionary stable strategy(ESS)of the green building stakeholders is studied in this paper. As well as the supply and demand at the end of bounded rationality, the strategic combination of policy elements. The research shows the additional cost of market barriers(externality)is the key for the developers to decide whether to develop green buildings viewing from the supply side. The first strategy of green building developers is an important basis and reference for subsequent decision of whether the developers develop the green building. From the demand side, regardless of whether consumers to buy or buy up green buildings, additional value added to the expected value of green building becomes the key for consumers to decide if buy it.Therefore, the results are not conducive to long-term sustainable development of green buildings.Through the results of the evolutionary game theory of green building stakeholders under the influence of policy factors, the author points out the policy design of green building in various stages. In the beginning period of green building development, the negative externality is dominant.Policy is designed for developers to develop traditional buildings to take stringent punitive measures in order to promote the interests of stakeholders to achieve optimal balance. In the period of rapid development, the positive externality is dominant, and the policy making should be inclined to take more incentive measures for the supply and demand sides of the green building in order to achieve the optimal equilibrium. When it comes to the mature period, the external nature of the basic internalization,so policy formulation should give full play to the decisive role of the market,in order to meet the tax revenue, performance gains and environmental benefits as the goal of balance.
