The problem of energy and environment has become one of the major issues threatening human survival. According to the population resources environment economy equilibrium, social and ecological benefits of unified principle, optimization of spatial pattern of opening to the outside world, promote the comprehensive resource conservation and efficient use, promotion can effectively promote the construction of ecological civilization and promote the concept of sustainable development. Green building as a new thing in the real estate industry, the development direction in accordance with the national energy-saving emission reduction, is the important motive force of the development of the realization of economic restructuring, plays an important role on China’s resource conservation and environmental protection. However, China’s green building market is still in the early stages of development, facing all kinds of complex problems:the relevant laws and regulations still need to be improved, consumers know little about green building, high cost leads to developers for the lack of development power, green building marketing faced heavy resistance, the promotion effect is not optimistic.Aiming at this problem, this paper based on the comparative study of related literature at home and abroad, the development based on the status of China’s green construction market, analysis the influence factors of green building market, the key influence factors of each stage by using system theory, game theory, combining qualitative analysis with quantitative analysis method in the research of real estate market in the process of popularization. The three major real estate market (government, developers, consumers) analysis of the dynamics of evolutionary game theory, the optimal in various stage marketing strategy guides, and to provide suggestions for the government to establish green building market development mechanism based on market means, supplemented by administrative orders,(a) defines the basic connotation of green building, conducts the research to the green building market correlation theory, pointed out that the effect of green architecture can problems important promotion and market development,(b) the three main effect analysis of supply and demand of green building in the market:government, developers, consumers’ interests, analysis of three main stages in the formation of the game behavior of the market. The stable equilibrium calculation game, stability analysis of equilibrium conditions and market influence, and carries on the forecast to the future market, the implementation of the policy in various stages of the utility analysis,(c) according to the present situation of the development of green building market of our country, the comprehensive foreign to the green building market promotion means and measures, and puts forward some exploratory suggestions, provide theoretical basis for the government to promote and perfect green building market.
