The Study On The Coupling Development Between Real Estate And Economy In The Six Provincial Capital Cities In Central China

The real estate industry is crucial to the development of city.The two constraints and promote each other.How to promote the benign interaction between real estate industry and the urban economy has been the focus of the whole society.Under the background of "Rising strategy of central China",the economic development of the provincial capital city in the central region has entered a fast channel.At the same time,by the end of 2015,the domestic real estate prices have risen significantly,of which the central region of the provincial capital city housing prices rose the most serious.It is of great theoretical value and practical significance to study the dynamic coordinated development between real estate industry and the urban economy in the capital city of the central region,and to realize the accuracy of the policy of real estate regulation.This paper intended to study the coupling development between real estate and economy in the six provincial capital cities in central china.First of all,the real estate and urban economic development present situation are described.And from the perspective of land finance,real estate investment structure and house price income ratio,we analyzed the uncoordinated situation of real estate and urban economy.Then in the framework of coupling coordination degree model,we build a comprehensive evaluation index system to measure the coupling coordination degree of urban real estate and urban economic system from 2005 to 2014,analyzed the temporal and spatial features from horizontal and vertical angles.On the basis of coupling coordination degree value and lagging situation in advance,we divided six cities into different types.At last,we used GM(1,1)model to predict the coupling the coordination degree from 2015 to 2020.The results show that:(1)from 2005 to 2014,the urban economic system scores and the growth rate are higher,and develop ahead.(2)From the coupling relationship,all cities are in antagonistic stage,will soon enter the run-in stage.(3)From the coupling and coordination relationship,the central capital city as a whole in a slight imbalance development,is about to reach a reluctant coordination,the city economy is relatively lagging behind.(4)According to the degree of coordination and,the cities are divided into three categories.(5)By 2020,Wuhan is quality coordination,Zhengzhou is good coordination of,Changsha,Hefei is intermediate coordinate,Taiyuan and Nanchang are coordination of different grades.
