In this paper,the current hot issues of general concern of the whole society,the real estate price as the research background,the research on Influencing Factors of residential housing prices of new objects focus to the city of Liaocheng,based on the full study on the field of academic literature,the relevant statistical data from 2006---2015 in Liaocheng City,Liaocheng C ity,the new residential commodity housing prices as independent variables,Liaocheng GDP,investment in real estate development,the total population,per capita disposable income,total retail sales of consumer goods,sales area,interest rate,currency incremental M2 eight indicators as explanatory variables,establish multiple linear regression model,using the influence factors on the multiple linear regression analysis STATA computer software,evident in the analysis res ults of multicollinearity situation,through stepwise regression analysis showed significant effect The main influencing factors of housing prices,and the results of the autocorrelation test.After a comprehensive analysis of the total population and GDP is the most significant factor affecting Liaocheng city new residential housing prices,and the significant factors of Liaocheng city new contribution of residential housing prices: GDP(100 million yuan)increased by 100 million yuan,the sale of resident ial price increased 1.45 yuan,the total population(000)for every 10 thousand people,will make the sale of residential price increased 25 yuan.According to the empirical analysis conclusion,Liaocheng C ity,the annual total investment in real estate development in Liaocheng C ity,the annual total social consumer goods,per capita disposable income,the money supply M2,loan interest rate,annual sales area of these new residential housing prices in Liaocheng in the role is almost negligible,or not very significant.Among the influencing factors,the gross national product of Liaocheng is a significant factor,which is closely related to the economic development.Moreover,the gross national product of Liaocheng is positively related to the price of the new residential commercial housing in the region.The total population of Liaocheng is a significant factor in influencing factors,which shows that the growth of the total population is a significant factor to promote the growth of housing prices,and the total population is positively related to the price of new residential housing.According to the actual situation of Liaocheng C ity real estate market with own research conclusion,put forward to maintain steady economic growth,strengthen market regulation,to support the development of second-hand housing market and the rental market,guide the healthy development of real estate,rational expansion of affordable housing supply,a reasonable guide housing body demand,the healthy and orderly development of speeding up the construction of rural urbanization policy suggestions to guide Liaocheng city of new residential housing market.The content of this paper consists of six parts: the first chapter is the introduction from the practical significance of the research background of this paper and the first to start,followed by a discussion of the purpose and method of research,the last part is about the research content analysis,innovation and technical route;the second chapter is the literature review mainly introduces the related research at home and abroad the results of the real estate price structure,characteristics and laws,determine the price point of view and influence factors of real estate price are elaborated;the third chapter mainly t hrough model analysis to determine the main influencing factors of Liaocheng city new residential commercial housing prices,establish the research model;Empirical Analysis on the influencing factors of the new residential housing prices fourth Liaocheng C ity,by using multiple linear regression method,through STATA software,empirical research,the construction of Liaocheng city residential housing Real estate price model.The fifth chapter is the summary and Analysis on Liaocheng city of new residential housing prices through theoretical and empirical research results,put forward the policy and suggestion;the sixth chapter is to summarize the results of this study,at the same time the paper analyzes the problems and shortcomings.
