At present,Chinese real estate inventory situation is grim,the main goal is to solve the three or four line of the city's housing stock backlog.From the formation of inventory,China's three or four lines of real estate total serious excess.According to statistics,by the end of 2015,China's three or four line of commercial housing stock of approximately 9 billion 400 million square meters,1 billion 280 million square meters in the calculation of the sales area,even in the year of new land and real estate construction conditions,also need about 10 years to cycle.From the regional situation,China's real estate inventory structure is obviously wrong.Three or four line city inventory backlog,sales elasticity is small,the inventory cycle is longer.The long term,real estate after more than and 10 years after the golden period of development,supply and demand is to balance or even reverse,part of the three or four line of the city has a serious surplus.At the same time three or four line city high inventory problem has become an important issue of economic development.In this paper,We first introduce the three or four line city real estate inventory theory about Chinese existing three or four lines of real estate market based on the establishment of index model and the evaluation method of the situation.The hierarchical model and the fuzzy AHP evaluation method,based on the weight design using Ya-ahp,in the central typical three line of Nanchang city as an example to carry out evaluation research in order to solve,three or four lines of real estate inventory issues and provide theoretical and experimental data base,to help with the model and the case data to make inventory to a reasonable solution.
