In today's world,the rapid development of high and new science and technology,the acceleration of economic globalization,China's real estate industry increasingly competitive,and market concentration degree enhances unceasingly.Along with the national macro-control policies introduced gradually,our country real estate enterprise is facing more heavy pressure of competition and survival crisis.Strategic alliance,as a kind of can effectively integrate the internal and external resources,rapidly improve enterprise core competitiveness of the new type organization mode gradually by each enterprise is widely used.In a serious policy environment,real estate enterprises in our country should build through strategic Purchasing Consortia to achieve resource sharing,complementary advantages and risk-sharing,effectively reduce the purchasing cost,promote the healthy and steady development of real estate industry,to shoulder the important role of national economy pillar.This thesis describes the results of the research the concept of strategic alliances at home and abroad,the background and classification,and through relationships and strategic alliances purchasing alliance and related literature summarized the definition of real estate companies purchasing alliance proposed on this basis when building consortiums We need to adhere to three principles,namely,"the principle of unity of purpose,action consistent with the principle of equal treatment."The thesis also pointed out that the establishment of evaluation index system for the potential coalition partner alliance members evaluated according to 4C standards to ensure that the partner of choice fit with each other can improve the success rate of alliances.Select the appropriate one of the coalition partners is a key factor in the success of purchasing alliance.Risk-sharing is one of the reason of Purchasing Consortia building,but due to the diversity of alliance members,such as dispersion and temporary characteristics,union individual members not only need to face many risks,but also need to face because of the relationship between alliance members and the risks of special relationship.Based on the risk identification and risk assessment using the combination of qualitative and quantitative research methods put forward the corresponding prevention and control countermeasures.At the end of this thesis,in combination with nine real estate enterprises build procurement alliance implement joint procurement projects empirical case,the build process is described in Purchasing Consortia,the alliance with obstacles encountered in the course of operation are analyzed and put forward the corresponding solutions in combination with experience.From theory to empirical case review,this thesis through to the real estate enterprises strategic alliance the research of this cooperation pattern,the hope can give more real estate enterprises to provide some reference and hope that real estate enterprises on the way of Purchasing Consortia pace more walk more robust,more walk more far.
