With our real estate is becoming more and more weight in the national economy, the development of the real estate business began to receive more attention. Any real estate enterprises, regardless of how rich and powerful of its resources and capabilities, its own strength alone to maintain business competitiveness has been difficult. The strategic alliance is a form of development strategy of an enterprise. It is consistent with the requirements of the real estate business in the face of external threats and strong competitive pressures. Lot of real estate companies has found their own ability and resources to the complementary coalition partners in the form of strategic alliance. They integrate the resources and capabilities of theirs and partner’s to achieve the purpose of enhancing competitiveness.This article uses the idea of the strategic alliance to analysis of real estate companies, and comprehensive analysis of relevant theory and literature. Meanwhile, it describes the basic principles of real estate enterprises to strategic alliances, and analysis of the status of the real estate business strategic alliance and the reason of enhancing the competitive effect was not significant. It also detailed analysis of relevant factors affect the competitiveness of the real estate companies as well as the strategic alliance of real estate enterprises competitive mechanism of action. This article proposes the process of strategic alliance to enhance the competitiveness of enterprises, and the effectively strategic alliance being able to enhance enterprise competitiveness force. In order to guarantee the validity of the real estate business strategic alliances, the article analyzes building process of the real estate business strategic alliance. The process is divided into three steps. This paper describes how to conduct effective process management in the operation of the real estate strategic alliance, and explain the operation and management of the strategic alliance from cultural, cognitive, conflict of interest management and risk prevention management. It also establishes the constraint mechanism to protect alliance. While it takes advantage of gray comprehensive evaluation method to build a competitive model of the evaluation of real estate companies, providing an effective method of evaluation. At the end of this article, it proves the aforementioned theories and methods on the basis of the specific case of Hangzhou Greentown Group and Qingdao Haier Real Estate Association. I hope this article on the real estate business strategic alliance to enhance the competitiveness of enterprises could provide some guidance and help to the development of the real estate industry of our country.
