Study On The Spatial-Temporal Change Of Land Transfer Pattern In Pingtan

Transfer of IFB,Auction,Listiing for land is not only the main way to urban commercial land,but also an important regime to regulate the order of the land market and promote publicly traded.Based on the theory of land market and transfer of IFB,Auction,Listiing for land This paper,the paper focuses on Pingtan,analyzes the evolution pattern of land transfer from two angles of time and space,exploring the influencing mechanism of different land uses pattern,and make suggestions for optimizing land transfer pattern.The main results of this paper are as follows:(1)The total quantity of land transfer in Pingtan in 2008-2015 years changes in volatility,the change trend of transfer area is basically in line with amount,the volatility of the transfer amount is less than the transfer area.About the structure of the land use transfer,the transfer area for business is the largest that nearly 259.431 hectares,the transfer amount of residential land is biggest,the amount is 40.517 billion.About the proportion of transfer area,the change trend of residential land is a curve shaped like an upside-down U;the proportion of business land shows an increasing trend;the proportion of industrial land shows an decreasing trend.(2)The time change analysis result of land transfer in different use shows that:2008-2015 years,the change trend of residential land transfer area is a curve shaped like an upside-down U,the transfer amount shows an decreasing trend,the change trend of transfer price can be divided into 2008-2010 years,2011-2015 years two stages,the price of earlier stage is higher than later stage.The transfer area of business land shows an increasing trend,the transfer amount an increasing and decreasing alternately trend,the change trend of transfer price is a curve shaped like an M.The change trend of industrial land transfer area is a curve shaped like an M,the transfer amount and price varies range greatness,the regularity is not obvious?(3)The spatial variation analysis result of land transfer in different use shows that:2008-2015 years,the residential land transfer is mainly located in the midwest of the island,the highest transfer price is located in the Bay of Haitan,there is a decreasing trend to the Bay of Jinjing.The spatial feature of business land is more dispersed,the transfer price shows a decreasing trend from town center to suburb,the priece near the Niumian mountain and Central Plains group is the lower.The residential land transfer is mainly located in the central island,along the Yuping Road?Wanbao Road and Aoqian Road,the transfer price is main a lower-middle class,the price in the west island is lower than the east.The analysis result shows that:the main influence factors of land transfer pattern in Pingtan is urban planning?land policy and location condition.Finally,from the three aspects of land use spatial arrangement,infrastructure construction and land transfer patterns,this paper puts forward some suggestions on optimizing the land transfer pattern of Pingtan?...
