Since the reform and opening up, China has experienced rapid urbanization, system reform is the important driving force; the system of compensated use of land has been established, the land capitalization has played an important role in the process of urbanization in china. Through the land transfer, the government accumulated a large amount of revenue for infrastructure construction and improvement of the investment environment. But at the same time, too dependent on the capitalization of land derived land finance, has resulted in land benefit functions greatly weakened. Construction land sprawl, prices soared more than most people’s purchasing power and neglect "human urbanization", has caused a series of social problems, economic and environmental problems.This paper reviews the system of compensated use of land in our country land use policy and land market since the establishment of the change of Changchun City, land distribution and evolution characteristics of pattern of research since the publication of revised 2004 third times the land management law, to analyze the operation mechanism and development trend of China’s land market.The thesis is divided into five chapters.The first chapter discusses the research background, research methods, research purpose and significance;The second chapter combs the research progress of land transfer system at home and abroad, the pattern of land policy, land market. Including the definition of related concepts and related research in China and abroad, the two part, and points out the problems and deficiencies of domestic related research;The third chapter reviews the system of compensated use of land since the establishment of our country land use policy and land market development and changes. Land policy is the root of building our country, our implementation of state-owned land and collective land two property right system. The establishment and improvement of can be divided into four stages of our system of paid use of the land: the stage of exploring the system of compensated use of land(1979-1987); the system of compensated use of land and establishment of the first round of land macro-control stage(1988-1997); to improve land market mechanism and the land reserve system formation stage(1998-2003); the system of compensated use of land deepening and land policy as a national macro-control means stage(since 2004). Land policy changes will inevitably lead to the fluctuation of the land market, land paid use system has been established, our country land market in the development of socialist market economy, the rapid urbanization and the land system reform and other multiple background, experienced a sign that land prices continued to rise, the land market regulation under control, the housing market’s rapid expansion, to the development zone hot as the representative of the enclosure phenomenon events and development characteristics;The fourth chapter on since 2004, the Changchun municipal land transfer pattern evolution study was carried out on the time. Promulgated 2004 is revised third land management law of the time, is also our country the system of compensated use of land and land policy as the deepening of the national macro-control means the land compensation for the use of the beginning stage of development system. Therefore, the evolution characteristics of this chapter on the distribution pattern of evolution since 2004, the Changchun municipal land transfer of the temporal and spatial patterns and land market in-depth research. At the same time, the Changchun municipal land transfer factors driving pattern evolution characteristics are analyzed and summarized, pointed out that the Changchun municipal land transfer dynamic mechanism of the pattern of evolution can be attributed to the government, market and the residents of three stakeholders demand activities complement each other, therefore, the policy of government leading and planning guidance, market mechanism and social economic development and industrial structure adjustment, individual demand for space can be regarded as land pattern evolution of three major driving force;The fifth chapter is the conclusion and prospect. Conclusion this study contents and research, and points out the research deficiency and the research direction in the future.
