| Since the establishment of the first property management company in Shenzhen in 1981,Has been relatively mature in the development of more than 30 years,especially under the tide of the "Internet +" and "supply side of the structural reform",the level of property management in the country has developed by leaps and bounds.Due to its specific historical development context,Daqing development and construction started late,although in recent years the number of enterprises,service level,operating income and other aspects of the development of more rapid in recent years,living in the forefront of Heilongjiang Province,but according to the author’s multi-point research conclusions,Daqing property management companies are facing some of their own common problems and external environmental problems,restrict its development.How to solve these problems is the problem that this article wishes to solve for the promotion of enterprises to provide a path.The article takes Daqing property management enterprise as the object,research as follows:first of all,toliterature research as a means,combing the concept of property management,property management business,owners and owners’ committee,property management association,summed up the differences in property management,professional,service,market,non-initiative and other characteristics;secondly,analysis on the Basic Situation of Property Management Enterprise in Daqing by Field Investigation Method,the institutional policy situation,Owners’ autonomy and industry associations,analysis of property management enterprises to face their own common problems and external environmental problems,such as the quality of employees is relatively low,business service capacity is relatively inadequate,service costs are difficult to survive,enterprise development potential is relatively inadequate,social recognition of the enterprise is low,ownership autonomy is relatively weakened,institutional policies and regulations exist blank,industry associations need to promote development;again,using case studies to review and analyze Nanjing、Yangzhou and other places of the property management;exploring the advanced management experience of Vanke property and color living property;atlast,try to improve the quality of personnel,improve service levels and other eight aspects of the relevant countermeasures for the problem,combined with the actual work and related city,business experience. |
