The real estate industry plays a very important role in promoting national economic and social development,and affects all aspects of our economy and people's life.However,capital break of real estate developer often happen due to blind investment.No scientific and effective project evaluation in making investment decision has a great relationship.As the basis of project decision,the investment benefit evaluation and analysis of real estate project are especially important to avoid blind investment and risk of investment.Firstly,this paper introduces the background of Changsha Yanghu Garden Real Estate Project,including general situation of enterprise,land reserve,construction content,implementation process,evaluation of the surrounding natural environment,traffic conditions and facilities of the project.Secondly,the paper analyses Changsha real estate market,target customers and similar real estate projects.On this basis,this paper surveys the project's investment estimation,financing source and application,computes the project's break-even point and the sensitivity,calculates the project's sales revenues and profits,and evaluates the project's economic benefit,environmental benefit and social benefit.Finally,the paper considers that the main risks of project include policy risk,market risk,capital risk,build risk and management risk,points out the control measures to these risks,and analyses the implementation of the control measures to these risks.Research shows that,the revenue of Changsha Yanghu Garden Real Estate Project is 1.19456 billion yuan,and the profit is 180.2 million yuan,the investment capital is recovered by 1.97 years,the investment rate is 21.8%,the sales profit rate is 15.1%,the financial net present value is 143.94 million yuan(financial discount rate is 10%)and the internal rate of return is 38.8%.All above show that this project can obtain satisfactory investment return,and earn good social benefit,economic benefit and environmental benefit.This paper combines the theory of management,investment and corporate finance and the actual real estate project situation,through the reach on investment benefit and risk management and control of Changsha Yanghu Garden Real Estate Project,providing decision-making reference for real estate developers to improve investment efficiency and effective prevention of investment risk,having a certain practical significance and value.
