With the rapid growth of national economy and the sustained housing demand inrecent years, the China’s real estate industry has shown a good momentum ofdevelopment, the real estate industry has become an important pillar industry in Chinaand plays a pivotal position in national economic development. However, the realestate has a large investment, regional in nature, cycle length, and so much uncertainty,and then there are a number of risks. The risk management of real estate is a projectwith more complex management activity. Currently, an authoritative set of methods inreal estate risk has not yet formed in China, risks awareness are still relatively weak inPolitical and business circles. It has become an important issue how to properlyconduct risk assessment and risk aversion in theory and business circles, so in thispaper, risk identification, risk assessment and risk response conduct in-depth study notonly has a strong theoretical value, but also has significant practical significance.These papers is based on project risk management perspective and learning fromthe theory of international project risk based on the results, with the method of usingof normative analysis and empirical analysis and the method of combining qualitativeand quantitative analysis. To conduct in-depth analysis of the risk management of realestate projects of Holiday Garden. In this paper, the theoretical results of projects risksin domestic and international were summarized and reviewed, and the risk, riskmanagement and risk management of real estate projects and other key concepts areexactly defined, then the real estate risk management characteristics, methods of riskidentification, risk assessment are summed up, it determines the main content of theresearch and gives a basic work for a follow-up study. The main part of this papers acomprehensive risk assessment and put forward practical measures of risk aversion inthe adoption of the above theory study on the Holiday Garden. In this part the gardenproject construction scale, location, traffic conditions and project planning and otheraspects of comprehensive are firstly reviewed, and the garden project of internal andexternal environment were analyzed, and then the project investment decision stage,early stage, construction stage and rental stage respectively for risk assessment arepointed out, there are certain risks of the projects in various stages. But overall, the garden project still has a good expectations, and to strengthen policy analysis from thepolicy to prevent the risk of a variety ways in a combination of land demolition risks,to diversified financing to resolve financial risks, strengthening management tocontrol cost risk, to sound system construction quality to control risks, projectstakeholders interests coordination reduce the risk and so on various risks in theproject,improving quality control system to the risk of construction, coordinating theinterests of stakeholders to reduce the duration and other aspects of risk in a variety ofrisks for the proposed project corresponds to circumvent measures. This last part ofthe risk management of real estate projects carried out theoretical summary andoutlook.
