Abstract/Summary:
Since the reform and opening up, China’ seconomy has developed rapidly, the degree of social civilization has been improved, so as the quality of life of all people. In such an era background, the real estate industry has shown a strong momentum of development, and becomes an indispensable pillar power of China’s economic development. But meanwhile, we also see that the real estate industry is a professional, comprehensive and technical intensive one and is characterized by a long investment period, large amounts of money and easy to be influenced by political, cultural, natural environment and other factors, so the risk management is a very important part of real estate investment process. How to strengthen the real estate project risk management is the urgent problem of current real estate industry.In the complex and volatile market environment, real estate investors have to grasp the effective risk management methods in order to make a scientific analysis, forecast and response to the risk in the investment process. Risk management is a new subject, which is originated from the United States and has been widely accepted and used in the world. Since the establishment of China’s socialist market economy, the economic responsibility of the investor has been gradually clear and the responsibility of the content is deepened and refined, Risk management is gradually attracting more and more attention of investors.From the current academic research, the domestic real estate project risk management research is not yet mature, and the research area focus on the risk warning, identification, reaction and so on, besides, most are the qualitative research based on empirical analysis. Though quantitative analysis has been applied, the model itself has not been tested and approved, so that the analysis results can not explain the inherent risk of the project. Foreign real estate investment risk is more reflected in the risk identification, prediction, dispersion etc, while the risk forecast and evaluation model also tend to rationalize, risk management has been more and more applied to the reality of the real estate project and practical operation has been further enhanced. Most of them focus on the evaluation methods, but ignore the research of evaluation index, which is the basis of assessment methods, and provides standard and scale for the assessment accuracy, so the rationality will directly affect the evaluation results; on the other hand, different background should be taken into consideration when setting up an evaluation mode.The paper designs Changsha Orange County bamboo real estate project the second phase of the investment risk management integrally, with the idea of overall investment risk management, and gives analysis and summary of the investment risk management of the existing problems and the corresponding risk control measures of the operation. Specifically, this paper is divided into five parts. The first part is the introduction, including the research background, research purpose, significance, research status at home and abroad and the summary of the research framework; the second part explains the real estate project investment risk management theory, including its concept, characteristic, classification and evaluation method; and then the paper analyzes the Changsha Orange County bamboo Lake real estate project phase II project, from the market analysis, SWOT analysis point of view, and identifies the risk. Then comes the risk analysis and assessment, puts forward relevant measures and suggestions, and finally puts forward the conclusions of this study.Through the above research, the main conclusions of this paper are five major risk prevention recommendations and three major risk reaction measures. The former include:reinforcing the policy research capability; strengthening the market research; expanding financing channels; risk prevention of the management; other suggestions for improvement; and the latter one include:risk transfer strategy; products diversification strategy; risk retention strategy.
